Please have a look at my garden wall:

It (note red arrow) looks like a crack to me. But, some of my neighbors have recently concluded that it is a design feature, cleverly engineered to allow for future expansion.

I consulted with some Americans and they say privately that the entire wall must be rebuilt because a simple repair would not be accepted by the international community.

What do you think?

I think that the American's are right on the money here. You'll need a written opinion from a Civil Engineer to convince the constructor.

Looks as if it is a repair job to close an openning to access an allyway. Ground settling is what has caused this crack and no real way to stop this without doing extensive bracing all along the wall. It would be cheaper to just tear it down and do the job the correct way. Lots of variables come into to play here as what to do:

1) Does the wall lean to any great degree?

If so, tear it down and rebuild.

If not then you could put up a wire mesh with concrete nails and then mud over the mesh and should help and be a better looking wall.

2) How much do you want to spend?

This will determine to what extent you will repair or replace the wall.

3) Are you worried about security while work is in progress.

If you don't want your stuff to go walk-about while the repairs are done.

Need more pictures to get a better idea.

It's definitely a design feature Mike. :D

Little clues that point to this deduction include but are not limited to 1) the different size of the cement bricks in that particular section of the wall, 2) the strategic positioning of the expansion joint over the small bund wall surrounding the wet area where your water meter(?) is located, 3) the water staining in the small bunded area where your water meter(?) is located proving the requirement for an expansion joint,... etc. :o

Personally I would never consult with American experts because they know <deleted> all about building garden walls in Thailand...

to those of you that denigrate US engineering capability and expertise I say GET FCKED...expansion joints are there to accommodate temp differentials...non load bearing walls are usually excluded???

You are joking about cracked walls?......you insensitive clod.....walls can't help it if they get cracked.....they certainly can't repair themselves......someday you may become a cracked wall and if you do I hope no one repairs you........a55hole!
