Rice fields farmer wants to rent or lease land

Hi with about 20 rai of land that can be used for growing rice, in Korat about 5 Klms from town .

My wife and I live in nontaburi and are not interested in farming the land at this time,

I know farmers lease the land and we were approached about leasing it to a farmer he wants to grow rice.

Does any one know of the average price to lease a rai of land ?

Another good question is how honest are the farmers to pay the lease on the land?

Keep in mind I am only gathering info And am very green to the understanding of leased property in Thailand to farmers.

Depending on how good is your land; it is worth about 1000-1500 B per rai.

You collect the rent, yearly, in advance or for the life of the contract.

No orher terms, unless you want to turn it into a welfare project.

Yearly, the harvest is theirs

You can also do share cropping, money does not change hands, you get 40% of the crop, good or bad.

Here in Sarakham the going rate is 500 baht per rai. All depends on availability of water. We rent our land out at 40% and just sit back and drink beer.
