Rented house : Rights and obligations for a foreigner

Hello

I rent the same house for three years, good place, not expensive and the two first years the thai owner was friendly and helpful

I have no problems now, but I feel that the owner and his family are not very interrested any more by the house ( they tried to sell it to me );

now, I wonder what happens if there are some problems which need some repairs in the future ; I know that in Europe, the owner and the renter have their owns rights and obligations , but in Thailand?

the renter must pay everything ( roof, for instance, plumbing etc ) or the owner has something to pay ?

I have the feeling that my owner, who has accepted to pay some works before, will not pay anymore if there is a building problem which needs repair. They don't visit me anymore, just wait for the rent money

What do you think ?

I think you have lots of obligations and no rights !

If you've been here for three years then you know the score; ie don't expect them to do anything for you except ask for money and if you want money from them you can go without as far as they are concerned. Seems you've been lucky so far but it never lasts.

It is the owners responsibility to cover the repairs to any damage not made by you (i.e. roof, plumbing etc).

If you are not satisfied the answer is very simple - You are renting, moving into another place is very easy.

But so far, you only 'have a feeling'... there may be other things going on, the owner may still take responsibility when you call on him.

There is nothing wrong with giving them a chance, its also easy to look around and have a plan B ready just incase.

Depends entirely on whats written into your rental agreement, and if you dont have one then more fool you!

Get one or renegotiate one, if they wont do that you then have a clear indication as to what comes next.

OK cool but can someone show the LAWS for renting please, that would be great for so many of us falang's, now maybe we can have a leg to stand on?

At the present moment, Thailand does not have a Landlord and Tenant’s regulation per se and does not really have a system which regulates this need. As such, the laws governing this area are ad hoc at best with contract laws offering the best protection for either side in the arrangement.

They have grown complacent, most renters move on way before three years.

I suggest you move to somewhere new and better where you will at least be appreciated for the first year, maybe two.
