Quick cash for condo?

Hello

Is there a service offering a quick cash for condos in Puket?

I mean where the seller accepts a substantial discount for the fast garranteed cash. Typically the price paid would be around 60-70% of true market value.

We have the service / company like this in the UK but I didn't see in here; unless I missed it?

Houses mainly and condos advertised at a fair market price here sell quickly

Unforfunately lots of people think double the properties value is a fair market price

The days of making a fortune by speculating in realestate are finished in Phuket

The OP has been pushing the same 'idea' in the Chiang Mai forum. I suspect he is looking to extend his UK business model. But only forum sponsors may promote their business ideas on Thaivisa. I trust the OP notes this post.

The problem is obviously to find the motivated sellers. So I we are thinking to invest in web site and advertising properly to offer such a service professionally. (We are experienced and work in this field already)

Take into account that do offer such service you need to set up a company with workpermits, business license, etc. And in a market like real estate you will not get away with operating without those things.

I have indeed put a similar post in the CM forum. I am local to CM myself but I have friends in Puket who are looking to get involved. I ask here only to research whether there are people already doing this service/ business, not to promote my own.

I am seriously considering sponsoring the forum so a little leeway is much appreciated as these two topics help me determine the value of such sponsorship.

Ya need to develope A website for not only condos,houses and also property.There are lots of people who have cash that are always looking for A discount.Build it and they will come.

People who really want to sell their property advertise it in the local english language newspapers

at a realistic price and sell quickly, they do not use agents

If it's priced correctly you don't even have to go that far. Word of mouth will get it sold.

10 years of real estate in Thailand, will tell you now, 90% of owners think they know better and will try to dictate the price regardless of your valuation. It will be an uphill struggle that's for sure. Edited by PattayaPhom

HiYes ; I expect this. I am aiming to be the go to company for that 00.01% who will accept the fast cash for the reasonable price. No cost / fee to the seller like a normal agency so no downside to talking to us first. Maybe they try for top price before fly/ leaving deadline or something, but last week left and they know we are there with a cash offer if failed to achieve what they wanted. I think some people will fall in to this category. What I am working out now is the costs of effective advertising and such to get the brand awareness to such a point. If you don't mind; In your 10years experience; how have you found the value to cost / reward ratio on the different forms of media advertising? Ie Print, net, poster boards, leaflets and such. Have you monitored where your business has come from? Many agencies I see literally seem to just open a shop front and build a website and wait for the calls; is it really do easy? If like this then how long did word of mouth generate a sustainable flow of customers and sales?A friend of mine currently involved in UK and international property sales are considering setting up a regular agency in Puket to run along side the quick cash service. So we can effectively cover all sides of the market and generate our own links and cross promote all 3 businesses.

Foot traffice is always the best, they are here, face to face, beats any website or other marketing. Of course that means your office needs a great location, not so easy or cheap, I have been lucky in that respect. Many customers are repeat or referrals. Unless you get your SEO right you wont get the calls or emails from a website, even if you do, most are just enquiries and stay as enquiries. Local publicatons can generate business as the client will be in your area already.

plenty of takers for fire-sales, the trouble is finding the owners willing to do so. not many mortgages here so owners generally sit on it, often happily and sometimes not, but never wanting to lose either way..

Exactly correct, and especially Thai owners who get a price idea in their head and will not budge on that target price. Maybe a foreign owner might sell for low price if he/she just wants to get out quick for personal reasons.

The first condo we tried to move into did this exactly, over THB1000/month!!!!

Everything was signed & our stuff ready to move, contracts made, the owner suddenly decided (her friend told her it was worth more) the rent should go up THB1000. On principle I didnt take it, in the 22 months that have passed I believe it was rented for 3-4 weeks. When I poined this out she was keen to tell me that the rent was almost 100% more for this period. THB 30000, i then pointed out that it worked out to be THB1300 a month. Face was lost & i was farang xxxxx

There was 7 years of 20% capital gain in the value of properties in Phuket which ended about 2007

It was a property boom in value, If you paid 1M at the beginning of the boom it would have been worth approx 3.58M at the end

Since then its been in the bust mode, so if you bought around 1999 you would have done very well with capitol gains

2006/2007 buyers probably paid to much and will be lucky to get their money back in the current market

Same applies with rental properties, its gone from under supply to over supply
