Has anyone come across these tires in Chiang Mai?

(preferably 700 x 40 or larger)

I've already tried: Velocity, Jacky, TCA, Bike Corner, Chaitawat, Arm Bike and Pasang bike shops

This might not be particularly helpful to you, but there seem to be only a handful of Schwalbe tyres available in Chiang Mai. I had no luck finding any Nobby Nic or Muddy Mary tyres in Chiang Mai.

Yes, I've noticed that, and I'm guessing that situation is the same throughout the country.

Might just have to settle for something else for the time being.

I have a brand new set

in original packing for original price 59.99 EUR = 2'700 THB (printed on packing) for sale.
Can't imagine anything better for the upcoming rainy season in slippery muddy terrain.

Yeah, several shops seem to carry Racing Ralph and similar other tyres geared towards XC racing. However, both Nobby Nic and Muddy Mary are grip monsters, ideal for wet and muddy conditions. In fact, Muddy Mary is a specialised mud tyre, as the name says. I've seen Racing Ralph at Cheery Bike in CNX and Culture Cyclist, but I went for the grippier Maxxis Highroller which are OK, but the knobs have well-defined edges on the sides which makes cornering behaviour a bit weird. Now with a few 100 km on them it actually got better.

If you know you will need a certain size Schwalbe in advance they can order and have for you when you arrive.

There's another bike shop 3 blocks away loaded with racing gear, bikes, a Fuji touring bike new (nice bike but 35K Baht) and also great resource for racks, parts, and repairs.

Chaing rai has a good selection of bike shops and parts, better than Chiang mai."
