new'ish and clean guesthouse - does it exist

i am going to CM for 4-5 days holiday/sightseeing and meet some friends.

Last i was there, i could only find guesthouses, which was pretty and in need for an update.

I'm looking for a guesthouse/hotel which are relatively new and super clean. It dont need to be the cheapest one in CM, but not the most expensive one as well.

Any recommendations?

The Rotal Pannerai Hotel, with free parking for about 800 thb.

The wiangbua mansion, very new with free parking, pool, and breakfast for about 800thb. The best I found in that price range. Close to the Rajabath University and market, but not so close to the old city. Just 10 minutes by tuktuk.

All others between walking distance to the Old City, Tha Pae Gate and night Sunday market.

Outside parking for cars in Chiang Mai cost 200thb/day, and most guesthouses do not have it.

These threads are a bit like "How long is a piece of string?".

Your best bet is to determine

(1) Where you want to stay

(2) How much you want to pay

Then look on Agoda.com or one of the other booking sites.

Check out the comments there.

And check out the comments on Tripadvisor.

Between the two you should be able to sort out the wheat from the chaff.

If you come in the off season, many proper hotels offer rooms wit ABF for 400 to 600 Baht.

Like the Royal Pannerai. Just 200m off the moat towards JJ market.
