Who the <deleted> would want to invest funds at 2 or (God forbid) 2,4 percent anyway - forget the alleged racism, think about the rational of the investment. You couldn't convince me to fart in bed for a 2 or 2.4% return.

As to buying a condo, get your Missus to buy it at the Thai price of 1.88M.

I don't do condo's but wouldn't being able to pitch it in the larger 51% Thai-owned market be better than the smaller 49% foreigner-owned one? Albeit by 2% bigger?

I would reckon that when push come to shove, there's more Thai's with either the liquidity or ability to invest in a skybox than there are foreigners, this being Thailand and all. Especially in the current market with hordes of impoverished pensioners skedaddling back home.

Or maybe there's a perceived 'better quality' in a foreign-owned resale that commands the higher premium?

Or is it a more gullible farang nouvelle who pay over the odds versus a savvy Thai, so they can "... wake up to the sun shining every morning" as the OP put it?

So if you lease land and house here in Thailand with a proper 30 year contract and you get cheated out on it then it is you own fault??

You clearly must be out of your mind.

Here is why, "Your Thai wife.or Thai Maid,or Thai fake tenant will make copies of some of your home documents.Then the fake your signature on some other documents.Then they go land office,They remove you from the lease and or as a director of your company.Then they go to the local loan shark who is in on the scam.he gives a loan and he needs to be repaid within one year.If not repay he gets owns the home.One year later the loan gets not repaid so the loan shark gets the home.He kicks out the surprised farang who knows nothing at all about all of this.The Farang goes to court 2-3 years looses lots of money on the legal case and finally looses his case in court.Court will say loan shark did not know all signatures were fake? and so now case is closed.All win only farang loose his house."

Everyone knows about the above scam.

Let the buyer beware. If you get cheated knowing the above it is your own fault. If you have not done your homework and don't know about the above it is your fault.

Btw i only hear stories of persons loosing stuff i never hear stories of foreigners in Thailand making 1000% profits.

Firstly, I would not have used a lease (you work that one out), secondly I seldom trust the 1000% profit stories, the best 'profit deal' I've ever made on real estate in Thailand is around 400%, those huge 1000% gains and 100% losses have, despite my best efforts eluded me.

I came to Thailand to work, buying and selling a few properties was never intended as a money maker, though it happily turned out that way - The one that got away, well, it got away.

A good reason to read Thai Visa and Stickman and other sites dealing with those issues before coming to Thailand. Do your homework. I am constantly amazed on how little planning people engage in before changing continents or marital status or......

Perhaps these foreigners came from countries where a fair legal and justice system was in place for all its citizens.(foreigner and local citizens)

Then they wrongly assumed it would be the same here in Thailand,then they found out the hard way that its not the case in Thailand.

Thailand again need to better protect its foreign citizens..

Since when is double pricing considered racism.

They charge you more, because you're more well off compared to an average thai, they get the idea that you can pay more.

Stop calling everything racism.

You know what racism is? When you can't board first class even though you're willing to pay for it E.G What happened to mahatma gandhi.

You are saying that Thailand has a responsibility to live up to the rules and expectations of Farangs. I am saying that Farangs have a responsibility to understand the rules and expectations of Thailand. Simple really. You want Thailand to be your home country but with the advantages of Thailand but none of the drawbacks. It is called ethnocentrism or something like that. You are judging Thailand by your standards (fair play, justice, rule of law). I'm not. Some young men pay attention to the old timers and some don't. biggrin.png I knew it all when I was your age too.

How many times do we have to tell you to keep the money offshore. The system is rigged against you here in every way. Like in a casino the longer you play you will see the odds in house favor over time.

Some people just dont get it or are too stubborn to learn from the mistakes of others!

Some of us do have to keep at least THB 800,000 in an account here for Immigration reasons, unfortunately. But after having had the pleasure of dealing with some Thai banks to try and get a better rate (i.e.move the funds from BBL to another bank, on a retirement visa), I swore to myself to only keep the absolute minimum in my account from now on, dont want to deal with the hassles of having to suck up to a bank manager and convincing him to accept a substantial cash deposit...

A. 800K baht is not a substantial amount of money. Presumably it is less money than what is needed to survive for one year in your own country (otherwise you would not be in Thailand).

B. The 800K deposit does not need to remain in the bank, untouched. You can withdraw from the account as necessary, only having to top it off again at 800K when you (re)apply for an extension of stay. The 800K must be in your account for 3 months prior to reapplying for an extension of stay.

C. The bank manager does not make any profit when you, or any one else, makes a cash deposit.

D. Think about what I wrote in item A above; the money you are talking about is not that much, thus it does not make you a special person who deserves preferential treatment. You are just another person/customer. Get over your ego.

Actually, many people and certainly many businesses do want foreigners and the investment/cash/technology and ideas they bring to Thailand (don't read that as all foreigners in Thailand bring all of these things).

The real problem is a relatively small number of Thai people benefit hugely from the lack of good governance, the laws are not stacked against foreigners, they are stacked against everyone in Thailand except for that relatively small number who decide precisely how the laws are and are not applied.

Good governance and liberalising of trade, business and foreign ownership laws would be a great thing for Thailand's economy and the Thai people as a whole - it would be a disaster for the people who now benefit from poor governance.

Nowhere is this more obvious than in real estate, foreign competition for real estate in Thailand would have next to no impact of ordinary Thai people, but it would get in the way of those in Thai people who are right now buying land and real-estate, the very people who have benefitted from the poverty and debt created by the last government's schemes to help the rural poor (relieve them of their land).

Don't expect any changes in the property laws until the land grab is completed.

You might be then offered a lease.

Us and them,to me the real us and them is the posters who live in Bangkok,or Pattaya,or Phuket,who constantly try to belittle posters who live in the provinces. constantly they seem to think they have better lives,and are better than us,well i wake up to a view of trees,rice feilds and the mountains in the distance,a little better than a traffic clogged soi,in a smog laden city.

Thai Culture and Western Cultures are so far apart. And will drift further apart with time.

Who makes areas like Pattaya " us and them"?

Who refuses to respect or live like Thai people in Thailand, or even respect the way they live and think?

When you treat any people like crap..they react.

If you want to live in Disneyland...you must pay for the ticket!

Here in Northern Thailand,they offer special promotions to encourage farangs to buy new homes...

Move? You sure not vacation? What country is Thailand seeking immigrants from? Last I heard they push you back out to sea and hope you drown or sell you to a shrimp boat.

Yes They do have promotion clips u can see on CNN most mostly they are misleading..

Kid, you need a rule of law to have legal. The old fella has spoken. The only reason I'm writing this is because you may have discovered a time machine and go back in time and read Thai Visa before you build a house on land you don't own.biggrin.png

There "Is" a way........but you will have to find it for yourself

Don't bother challenging me on it .........take a Course in Thai Law

If they wanted you they would make it easy for you to stay, allow you to buy land and try and speak your language. Do you live in Thailand any more? No? Do you feel wanted in Thailand? No?
