More details from developer about 20 year Thai visa/condo deal

Elite visa holders are queuing more than any other visa holders.

But of course the main advantage of having a retirement visa is that for your 90 day reports, you don't have to travel to the Elite office 8 times a year. 4 times to bring your passport and another 4 times to go pick up your passport. You do it all online from the convenience of your own desk while posting on Thaivisa.

I have the 5-year TE card, I made a short single visit to Elite offices once when I first made my application. After that, I have been required to go to the local police office for a 3-month stamp. I show the Officer my elite card and passport, he inserts a piece of paper with the date of my next 3-month stamp. There is no fee for this stamp. They do not keep my passport. There are no eight trips anywhere. Just one short local trip every 3 months, and no leaving/collecting passports.

When going to the main immigration, you are escorted by a friendly TE staff member, who does the paperwork on your behalf and fast-tracks you as much as possible to avoid waiting.

So I make 4 trips a year, and never leave my passport with anyone. It is very easy, especially after trying all the alternatives for many years. I am posting this because I am very happy with this service, and because you are bold-red writing things which have never happened to me in my time as a TE card holder.

Congratulations, you have been able to reduce the number of 8 to only 4 trips. Did you notice that I with my retirement extension make only 1 trip a year, and don't have to wait for anyone to escort me?

Oulaaaa, now it is you, Anthony, who seem to not want to react to my reply (to your trolling).

Thailand Elite members CAN do the 90 day report online.

I am sure that this is making you happy and will make today be a bright and highly positive day :)

To summarize the great Kingdom Property promotion.

You buy a condo at the Pattaya development concerned, in the price you get a 20 years full Thailand Elite membership, which allows you benefit of highly convenient long term PE visas, 1 year stamps, warm welcome in the country, no immigration queues, and much more... Including the online 90 day report, which was discussed by Anthony (who mislead readers with wrong facts). Great promotion.

If I was in need of a comfortable visa, I would think about buying one of these condos, get the PE visa, and then rent out the condo... That could be interesting.

You should tell Yunla that, not me, since he is a elite member and wasn't informed by the so helpful elite staff that he could do his reports online.

So the so generous Elite staff force a disabled elite member to travel to the police station for his 90 day reports, while he could do them online?

I think that is very cruel from the charming elite staff.

In fairness online reporting only came in on 1st April (no joke) & even then wasn't available countrywide so it could be that both are true with Yunla having had to visit the office in person when doing his last report but online reporting for TE holders is now available so won't need to go for his next one (would be interesting Yunla if you could call TE & confirm this personally).

Back to the Condos themselves, one of the benefits of bundling a TE visa in with them is that the criminal background checks on TE visa & higher unit price should deter some of the people you'd rather not have as your neighbor & hopefully raise the overall "Tone" of the complex.

Not being "Elitist" (no pun intended) here, just stating a fact that where you have an area of expensive housing, you generally have a better neighborhood.

Edit: Just to add, it's this last point that's of most interest to me, but as things stand I wouldn't buy into this complex until there was clear evidence that it was going to complete, until then that (& not the TE component) is the biggest risk/scam...

I don't actually mind going to the local stamping office, it is just around the corner. I go there for the fifteen minute stamp procedure, with my friend, we have lunch and coffee. It is nice. Most disabled people actually look forward to these type of short local trips.

The problem was the other visas, hours on motorways and flights, and hanging around border offices all day. Many of the visa-run places in Laos and Cambodia were very difficult to navigate for persons with disabilities.

You were the one misleading the readers, so I was replying to you, with real facts.

Don't you want to stop spitting on the Thailand Elite program, and admit that Kingdom Property's promotion is an interesting one?

Not for you, obviously, but for those who would not mind to buy a "two in one" at a good price.

Now, as it was said in a post above, there is always a chance that the project is not completed on time, and all the risks related to such big building projects.

But these risks are not related to the Thailand Elite offer. We can read that if you sign for the condo, you can start to enjoy your long term visa immediately. Not bad at all.

Where do you read that. What I read, and I can post a link to that announcement, is that the visa is subject to approval by the Elite card company

Can you also post a link to your statement that you can enjoy the visa right after you sign up?

What I also can read in Kerry's post as of yesterday, is that Thailand Elite informed him that the Elite property Co project has been canceled.

You seem to like to quote only certain parts of other people's post, parts which do not show your misleading (and proven wrong) information.

Everybody would certainly appreciate if you could refrain from cutting other people's posts that are less favorable to your own views, and how serious a poster you are.

Attached is a picture that will probably fuel your "speculative mind" and allow you to come up with more arguments to call this "the biggest scam ever" ;)

This is a screen shot of the developers' website for this project.

I guess you have plenty of time to call Kingdom Property and ask them exactly what are these plans about. That would save us countless useless posts which only speculate...

Who is to believe, the developer who is know for dubious practices in Thailand and has project that has run out of finances for the past at least 6 months, or Thailand Elie company who will have to issue the visa?

From Kerry's post as quoted by Thailand Elite

http://www.thaivisa.com/forum/topic/833263-more-details-from-developer-about-20-year-thai-visacondo-deal/?p=9526896

"Greetings from Thailand Elite ….

Regarding to Individual Membership for Property Co-Project, we did not offer this program anymore. Right now we have 3 programs consist of Individual (20-year), Family (subject to Individual), and Thailand Easy Access (5-year) Programs.

Can you now also please answer the question if Thailand Elite members, who paid 1.000.000 Bht for their privilege, were refused a new visa in the past?

Is this wrong information?

http://www.thaivisa.com/forum/post-a73570-.html

I am a Thailand elite member and I was informed today by Thailand elite company that the renewal of Thailand elite 5 year Special Entry Visa has been suspended.

The Thailand elite program was marketed as a government backed program that gives its members indefinite visa privileges in a form of a special visa entry that is renewable every 5 years. As a result of this extraordinary privilege many members has bought in to this program for 1 million baht. Apparently today the renewal of visa privilege has been suspended!

Who is to believe?

Well, I would not believe the words of the Thailand Elite haters, who come up with all sorts of speculations regarding the Thailand Elite program and Kingdom Property. That's for sure something I would recommend to everyone.

I wonder why some on here, who will, in any case (except if it was given for free), never be Thailand Elite members, as well as never consider to buy a condo of Kingdom Property, are soooooo keen to find aaaaaaaaaany reason to criticize two things that they don't know much about... Strange behavior.

Strange indeed. Especially since one of these posters, constantly coming up with critics about Thailand Elite, ... was the one who wrote that I should stop to write (positively at least) about the same thing. Funny.

Now, and I know that some on here think otherwise, you can all believe me about one thing: Thailand Elite gives you the best visa you can dream of. At a price.

For the quality o the condos of Kingdom Property, I don't know. Never been to Pattaya, and don't consider a condo anyway.

Still, I think that the promotion is genius :)

Being a complete cynic of these types of visas since I investigated it back in 2006 for a friend of mine..I think in 2015 it seems to be a viable alternative to those who can afford it..albeit with the usual risks attached to most promotions, visa rules etc..as for the 20 years more a gimmick..

May I also jump in?

Warren Buffett would not need to queue at immigration, because at his age he could get an extension based on retirement for a whopping 1900 Baht a year, and he wouldn't even have the inconvenience to leave his place to make 90 day reports, like all those Elite card holders, because he could do it online.

And for his extensions once a year, he could just engage an agent, similar as the Elite card holders do. Only I think his agent wouldn't charge him 100.000 Baht a year to do that.

Now to remind you again, this thread is NOT about the elite visa. You already have your numerous threads to promote Thailand Elite where you report all posts that aren't to your liking, so please stay on topic.

This thread is about a developer in bad papers who tries to lure customers to pay 1.000.000 Baht within 15 days after signing the contract for a dog cage 30m² studio, who then have to wait for the construction to finish ( if it ever finish taken in account the dubious reputation of Mr Cornick in Thailand) for then have the Elite card company to consider the approval.

And going from Kerry's post, it seems that the program Mr Cornick offers isn't even approved by Thailand Elite, so we all know what the consideration from Thailand Elite will be several years after the "victims" got separated from their hard earned savings.

curious, I don't have a non-imm visa so I'm foreign to the process, but can I ask - to stay, it's cheap with a retirement visa, but for a frequent traveller, is a re-entry permit required every time one wishes to depart if residing on a retirement visa? Would they have to go to immigration and queue for that?

And let me also jump in, if the elite visa is so OT, stop walking through the OT door then try slam it shut on everybody else when they try walk through it also.

Btw, it says "elite visa" in the OP, and indicated in the title also, in case you missed that.

If you travel a lot you purchase a multiple entry together with your extension. and never have to queue.Every time you enter you get a new stamp.

But of course the main advantage of having a retirement visa is that for your 90 day reports, you don't have to travel to the Elite office 8 times a year. 4 times to bring your passport and another 4 times to go pick up your passport.

You do it all from the convenience of your own desk while posting on Thaivisa.

Oh and I always see those guys that get picked up at the gate and driven by golf cart to immigration. I always consider they must have one or another deficiency that makes them unable to walk alone. I would shame myself if someone looked at me like that.

for those that utilise the elite visa that travel frequently, all that complicated speak is static noise that they don't have to care about. 90 day reports are irrelevant, re-entry permits irrelevant! That is what makes the visa attractive..

There is a cart service for people that require it, but the elite service is different.

The last time I was driven from the gate, I'm glad my wife wasn't with me as permission to utilise that service might have been revoked! What a stunner, the most beautiful girl in the room all dolled up to greet me at the gate... The looks I got from fellow passengers disembarking ( or should I truthful say " she got" from the passengers)! But let's not that distract from the service though. "Whisked" I think is the term they use to describe the journey from gate to immigration, being the first person from the flight to pass immigration is the truth.

Is the OT door open or closed?

Poor little man who has to pay 2 million to get 5 minutes attention from a beautiful Thai girl!!

I joined the elite program for the freedom of the visa, but if you do desire a concierge waiting at the gate every time you disembark, it costs! Me personally, I think it's nice, but I'd still have joined if that service wasn't available.

You know i already made clear that I have no intention to feed the troll, but what is an OT door? Is it Open Troll door or something.

Now please have a look at my other post.

There are no Elite cards on offer in this project, since Elite cards are only available to natural foreign persons. And since the developer has declared that more than 70% of the project is sold already, one of 2 buildings is sold 100%, there is no foreign quota available anymore.

No foreign quota means no eligible Elite card candidates.

This advertisement smells as big a scam as the Elite program is.

By the way, aren't you the member that ran a building quality control company in Pattaya a few years ago, or is that another Dickyknee?

BYE.

no I'm not. Curiously why does that matter?

Isn't it good that this option exists, both for Thailand and the visa holders who choose this option?

I have no issue with TE visa, but everyone should know that what a certain TE propagandist on this forum tries to hide, is that the program was suspended in the past and can be suspended again on a whim in the future.

So spreading false information on this forum that Elite visa is a safe bet, and there have been no problem during it 12 year existence, is as far from the truth as saying it snows in Chiangmai.

The looks I got from fellow passengers disembarking ( or should I truthful say " she got" from the passengers)! But let's not that distract from the service though. "Whisked" I think is the term they use to describe the journey from gate to immigration, being the first person from the flight to pass immigration is the truth.

Saddest post ever.

I've just been reading through this thread and the other one which covers the original story. Both threads combined have been viewed more than 30,000 times and have page after page of comments. I've also seen the same story shared god knows how many times all over Facebook int he past couple of weeks.

Whatever you may think about the Elite Card or buying a condo in Pattaya, this whole thing has to be just about the best piece of marketing by a property developer I've seen in 5 years in Thailand.

Even if no one takes up the offer, Southpoint has almost instantly become the most talked about condo development in all of Thailand and even by just announcing this visa+condo deal, it seems to have received an unprecedented level of exposure - it's great marketing.

Kudos to the person who came up with the idea. thumbsup.gif

Ok, for the last time, I don't think Southpoint is 70% sold--at least not the building that is available for individual condo sales. And, there should be foreign quota available. For simplicity, let's say a developer is building 2 buildings, each with 500 condos each. Building A is completely sold to one buyer to use as apartments or a hotel. The condo developer can say that the condo development is '50% sold!!!', which is technically true, but in reality he has not sold 1 condo in Building B, the one individuals are buying into. Saying 50% of the condos are sold gives the impression of success but Building B has 0 buyers. In the case of Southpoint, I think the building that was sold to one buyer for apartment or hotel use was probably sold in Thai name. If that is the case, there should still be foreign quota condos available in the building being marketed to individual buyers. Several condos, such as Amari, are selling part of the condo to a hotel in Thai name as that allows them to sell more of the remaining condos in foreign name.

I agree with you.

Genius marketing.

So many posts just for one building, it's amazing :)

If nobody minds, I will give myself an award for having participated in keeping this thread alive (with real Thailand Elite facts, no speculation). I really did all I could :)

Big thanks to the Thailand Elite haters too, of course. Without them nothing would have been possible :)

By now, I think that we all deserve a percentage of each condo sale...

I am sure they sold a few, thanks to our efforts.

Some buyers should give some feedback on this forum. The sales would skyrocket with additional free advertisement for Kingdom Property :)

So this is News?

Was this second press release free seeing as the first generated so much negative sentiment?

Who is to believe?

Well, I would not believe the words of the Thailand Elite haters, who come up with all sorts of speculations regarding the Thailand Elite program and Kingdom Property. That's for sure something I would recommend to everyone.

I wonder why some on here, who will, in any case (except if it was given for free), never be Thailand Elite members, as well as never consider to buy a condo of Kingdom Property, are soooooo keen to find aaaaaaaaaany reason to criticize two things that they don't know much about... Strange behavior.

Strange indeed. Especially since one of these posters, constantly coming up with critics about Thailand Elite, ... was the one who wrote that I should stop write about the same thing. Funny.

Now, and I know that some on here think otherwise, you can all believe me about one thing: Thailand Elite gives you the best visa you can dream of. At a price.

For the quality o the condos of Kingdom Property, I don't know. Never been to Pattaya, and don't consider a condo anyway.

Still, I think that the promotion is genius smile.png

I know you are directing your comments at me, but do I state facts or not.

Why you still insist to spread the lie that the Thailand elite program is ongoing for 13 years without any problems.

I have posted the facts in the post above yours, and I have many more ready to post. What happened in the past can happen again in the future, and nobody gonna refund you the lost money.

Why you refuse to answer my question? It sounds that you only want the positives to be known to the public, but are persistent on hiding the negatives.

Denial_riverinegypt.jpg

@Anthony5: Apart from the concerns about the condo developer which I can understand, what are your concerns about the TE visa?

Isn't it good that this option exists, both for Thailand and the visa holders who choose this option?

I have no issue with TE visa, but everyone should know that what a certain TE propagandist on this forum tries to hide, is that the program was suspended in the past and can be suspended again on a whim in the future.

So spreading false information on this forum that Elite visa is a safe bet, and there have been no problem during it 12 year existence, is as far from the truth as saying it snows in Chiangmai.

thanks for this. Suspended means that the visa wasn't offered to new buyers anymore but existing visa holders were not impacted, right?

No, if you look at the link in post #160 which is the letter Elite sent to their members, you will know that early 2009 EXISTING members didn't get their visa renewed,

Here is some more information regarding that issue.

I got suspended once, in the local competition. The umpires were biased to one side, and after the second whack to the head

Yet...

Post fallout, which was the period of the original SE visa...

2013 and the original members were offered to continue the original offer of the SE or change to the PE visa.

It continues, it never stopped, but stalled interim. Now there is a clause in the "terms and conditions" that protects members against this "scam" as you related earlier. 2.4(3) & 2.4(4) for your reference.

This was the same story once in Dubai, once the property sale reduced they started giving car, gold etc if you buy a flat. Then they said we give you resident visa. Many people bough and they gave them 3 years visa and they denied the extension later, then again start giving for a year then stop and so on. And why they offer these well it is clear no one is buying property so they have to come with some offer. I don't even know what is going to happen to me next year and how can I plan my next 20 years. Isn't it better to buy a property where you like and get a 5 years visa for 500 000 if you are not 50 years? And then go on retirement visa? Imagine you can not even sell the property as the visa goes to the new buyer, wooooow what a great deal. NO THANKS

Look mate its the immigration departement who decides on everything concerning visa matters and not some foreign walt mitty developers with nice pics in the English trash media from pattaya with some Thai police officer in the picture getting his cut from the suckers who buy in to this scam who are in a desparate attempt to get rid of their condos.

No idea what you are babbling about 2013, but the program suspension was January 2009, and members were DENIED a visa renewal. No SE or PE visa existed at that time.

Which part of the letter sent to their members you don't understand? They were lucky they got the program re-approved at that time, but it could have been different. Terms and conditions that are changed after the event are figs after Easter.

Guys, the Kingdom Property offer is quite straightforward.

You buy a "two in one"... Very easy.

Details are on these screen shots

Very good promotion indeed.

Lumpini is selling their furnished 32sqm beach view unit on 31st floor for 2.1 million. This is not your usual green loso Lumpini, but rather a luxury development with the added peace of of mind bonus as Lumpini always stand behind their product. So it's far from 2 for 1 and i wish Gerry would get banned for trolling all the time.

Southpoint was also very straight forward when they announced that the purchase of a condo would land you a Royal Varuna yacht club membership, and so was the Royal Varuna yacht club board when they made clear it was a LIE.

Thailand Elite company was also very straight forward when the emailed to Kerryd that the Individual Membership for Property Co-Project, we did not offer this program anymore.

Now look at point 7 in the statement you posted.

7. send copy of title deed to Thailand elite for verification to avoid cancellation of your visa.

How do you do that if you don't have a title deed in your personal name because foreign quota is full already?
