Hi

Just a heads up. I recently received the information from my letting agents.

All domestics properties that are let now have to have a legionella risk assessment carried out.

Any room with a solid fuel fire has to have a CO2 detector fitted.

Afire detector to be fitted on each floor.

All the above can be verified from HSE and local authority websites.

How did we ever survive to old age?we had open fires for years and no co2 detector, God we were so lucky to not die in our beds

OP thanks for the heads up and for those who want more info on the Smoke and Co2 detectors have a look at this govt. advisory pdf attached. My understanding this does not become law until October and has been known about for a while.

OP do you have any other link to the legionella testing and when that comes/came into force as that seems to have come out of nowhere. I found this link http://rla.org.uk/landlord/guides/legionnaires_disease.shtml but it seems too general to me. I can understand if it is a HMO or block of flats but for a stand alone house?

The annoying thing is I am qualified to carry out such an assessment , and the only thing I can't put on the form is the temp of the water in the tank and coming out of the taps!!!

We lived in the same house for 25 years what a pain.

Thanks for that link. As some of the people in that thread seem to suggest - what a complete farce!

Looking at HSE page mentioned by one writer and going to the printable pdf http://www.hse.gov.uk/legionnaires/assets/docs/hot-cold-legionella-checks.pdf under Cold Water Storage and Storage Tanks it says -

"Keep volume of water stored to a minimum, ie just enough for one day’s usage"

and then "Record total consumption of cold water of a typical day"

and that is just the first point in a list of suggested checks......blink.png

What I don't understand is the linked thread above was started in May 2013 so it has not exactly been well publicised. Perhaps if we all ignore it maybe it will fade into obscurity again.......whistling.gif

I just hope my agent doesn't catch on as he is usually overly up to speed with stuff like this.

Cold water storage tanks are becoming a thing of the past with most modern properties using mains pressure systems and combi boilers.

Co2 is a silent killer and detectors becoming mandatory is a sensible idea.
