Buy Land from Bank (Foreclosure)...anybody have experience?

time run so fast...crazy. Well, in fact i don´t want to pay for a lawyer for do it for me.

Now i thinking about to send the bank the letter of intend, do a small deposit (how much is good?) and go back to my Country. In case i will not get the land, bank have to pay the deposit back. In case i can get that land, they will do inform me and i have to come back Thailand for Transfer the land to my wife´s Name. That´s my Plan.....good Plan?

It may work, difficult to say either way, I suggest that you visit the bank and make contact with someone, preferably as senior as possible.

Now we stay in CM, the Head Office from Bank is in BKK, there (BKK) is also the chanode. Not sure in BKK we also can Transfer the Chanode to my wife her Name or this we only can do in CM?

However, i think you are right....i will let my wife call to the head Office in BKK. Hope we will know something NEW.

Bank doesnt pay back the deposit.

in my case deposit was about 10 percent.

initial deposit about 2 pct paid at the court, then they asked quickly to top it up to 10 pct. if you fail to do the transaction at the land department, you loose the deposit.

Bank doesnt pay back the deposit.

in my case deposit was about 10 percent.

initial deposit about 2 pct paid at the court, then they asked quickly to top it up to 10 pct. if you fail to do the transaction at the land department, you loose the deposit.

Bank said they will pay the deposit back in case they will not accept my letter of intend. But, of Course they will not pay back in case they will accept it and i fail in land Office.

My Problem now is, i like that land in CM, but it´s not enough time for buy it. All about the process takes a lot of time.

Chanode is in Bangkok....the only place to Transfer this land under Name from my wife is here in Chiang Mai.Can´t do it in Bangkok. And, my wife she have to be in Thailand for Transfer the land.

If there is no hurry start looking at the foreclosure deals on the bank web sites a few months before your next trip. You will need the help of your wife because almost every bank has its foreclosure deals in thai only. Maybe this site helps mister-kwai.com/foreclosure-thailand-bangkok.html

Is you wife not worried the place will be haunted by bad spirits?

I guess the reason to buy is you have the intention to live there in the future or use it as a holiday house. So make sure you like the location.

That`s what we did, couples month ago before we arrival in CM my wife she call to Bank. To that time anybody from Bank said it just don´t take so much time for buy it.

Now, after we arrival in CM and after we look for that land by ourself, they said it can take about 1 Month for buy it....thats standart. That´s why now i am little bit angry.

No, my wife she don´t believe in this kind of bad Spirit. So would not be a Problem for her to have this land under her Name.

Yes, you are right i do plan to have this land for our future. I really love Thailand and want to live there as soon as possible.

I've been told the best foreclosed properties are privately offered to the bank's close customers first, what we see in their listings are the leftovers and the not so great deals. Can anyone confirm that?

Wrong. The best bargains are snapped up by bank employees. Then, it's their best customers.
