You can see the adv. prices starts from 6 mln for 35 sqm. (richest, noble etch.) 100.000 per sqm is now rama 4 or onnut. But all prices are go up every year. Many People buy= prices go up. Simple. I was staying at Conrad the other day and saw that monstrosity that was Noble. I don't know what style of building this is (brutalist?), but it looks like something like Kim Jong Un would approve. Apart from those most of the so-called "nice views" I saw were in fact of other nearby buildings. This is quite common in places like Naklua too. I imagine so, and that's a serious disadvantage in many units in Pattaya/Wong Amat and Jomtien also. Though anyone prepared to pay those Asoke prices could probably also afford to leave his air-con on full. I noticed one or two much smaller older buildings at the top end of the park which probably dont have that particular afternoon sun problem. I'm in jomtien for a few months and facing the setting sun but it's much cooler as you need to factor in the sea breeze.
