This is recorded on the Chanute and yes the land owner could not sell until the loan has been discharged. Caveat......Can be joint Thai/foreign ownership with a Condo, not land.

  17. Due diligence should always be done if you are buying a property. So you are firstly hiring a Law firm to only carry out that assignment. If you need a Lawyer later to actually help in securing the property, then you can retain that Lawyer or contract another Lawyer or Agent for that task.
  18. The Land office will provide details to a Lawyer, as they are doing due diligence. So unless your wife has contacts with someone in the LO or a connected agent, a Lawyer is your only way to go.

  22. I think that requirement went out a while ago. These days if you have money in your account, then easy to transfer. Example last week. My daughter is travelling in the UK (and asked Dad for more money). Went onto the Krungsri app (but any will do) and within 5 minutes had confirmed transaction into her friends UK account. Just make sure you have all the correct addresses , IBAN, Swift codes etc ready. Took 2 days.
