  2. Educate your children from a young age to try and prevent a tragedy like this. Easy to say I accept, but the children need to make a decision by themselves rather than follow there so called friend's like a sheep.

  4. We have listings on short term rentals and all are on the one property. 2x 2bedroom and 3x 1 bedroom apartments.
  5. I manage on 15000 baht per month and have pension income of 50,000 per month. My home expenses are paid by rental income and have no rent to pay. It has taken 10 years to creat the rental income and much work . The bulk of the rental income has been put back into more rental accomodation. I have good health at the moment and manage to squeeze a number of beers each day and that is my largest single expense. My partner has helped to achive our position as well and works every day and has a small business . I had little idea what i would need to live here to be quite honest. I have never been so well of as i am now at 71 years of age.
  6. I used an agent that did my 90 day reports for two years and there was no need to leave my passport with them. When i stopped using them he sent the last receipt of notice in the post . Only time I sent my passport was for the 12 month extension renewal. Shop around
  7. They are simply laid on top of the concrete beams. No fixings required

  9. There can be a problem with thai builders when it comes to lack of foundations on additions like a staircase for example . In time the staircase sinks at a different rate than the rest of the house . The additions should be tied into the foundations to stop that happening . Worth checking as i have two staircases leading to the house that are sinking . Apparently a common problem in Thailand
  10. The prefabricated concrete slabs are only 40 cm wide and 5 cm thick but have prestressed steel in them. The concrete is therefore strengthing the finished floor and leveling up as well. It is an affective building method. Also the beams they build between the columns are very strong and are self supporting as well.
  11. Mostly what you see is they lay prefabricated concrete slabs across the horizontal beams and then lay concrete over the top of around 10 cm thickness . The prefabricated slabs are suspended froom the ground normally and that would stop any need for a vapour barrier.
  12. As with all foundations it depends a lot on the location and you really can not say to a Thai engineer thats not how we do it at home. I have seen what happens in the Chiang Mai area and what you see is they lay a 120 cm x 120 cm concrete pad under each column. The pad is in my experiance just above the water table which is around 1.5 meters down and is sitting on fine natural sand. If the building is going to be above a certain level then the engineer will require piling under each column which costs considerably more. Pads seem to be the choice for the average house.

  14. They don't get my business as they charge too much. I can not be the only one. They can't even get the beer cold and look at you rather strange when you complain.
  15. Then the property owners are charging more rent than than the market can bear. There tenants are struggling
  16. Chiang Mai average price for a large bottle of beer is around 75 baht. Go into town where the tourists are the same bottle of beer increases to 120 to 150 baht. The bars wonder why they have just a few customers.

  18. Most drivers in Thailand have trouble with differentiating between red and green. Good luck on the next try and come through with flying colours.

  21. Thank you for your help with understanding the TM 30 requirments . However I was asking if the TM 30 is required for carrying out a 90 day report . The answer to that is obviously yes . I was replying to the post of a member saying that the TM 30 is only required when applying for an extension of stay. On Tuesday the 2nd of July I went to the local immigration office to do a 90 day report which was the first time for me . I looked into what i needed and took copies of my TM 6 , last entry into thailand , original of my last 90 day report carried out by an agent, TM 30, last extension stamp and previous extensiion stamp. The immigration officer told me when i gave over my passport and copies i thought were required that all i needed was my passport with the tm 6 and the original TM30 . He handed back all my copies of business not needed . So much for looking into what is needed for the 90 day report online. Have a good day Edward
