  1. Living close to easy transport is important for city living. Condos are built close to the transport links - Hence busy zones - the closer they are the more expensive the land is, and thus the condos cost more. Its a trade off for convenience.

  6. Last October I got a cert of residence from the UK embassy. I called and explained that I have a vehicle - i need a drivers license (it had long expired during covid), but I wouldnt be able to get one from bkk immigration as I'm not staying 90 days each time. Basically they were my only option. So they issued one

  10. Some UK banks have an offshore branch based in the Channel islands - I bank with HSBC expat in Jersey. The sterling account functions the same as a uk account, with sort code, direct debits etc. The entry requirements differ between banks, but this is another option. I also have an account with Nationwide, using a family uk address - not had any issues so far after 15years overseas.

  12. Not in my experience. The visa start date began from the date of issue, not the according to the itinerary; in our case starting 2 months later.
  13. I've done a few visit visas now, and I find it curious that you cant request a start date. The visa approval can take from 7 days up to 12 weeks - so the embassy advises Thais to apply nice and early, which then cuts into your trip time, and makes planning harder. Either allow a start date, or grant 6 months from date of entry. Seeme too easy ????‍♂️

  15. The difference is; in Thailand, and most of the rest of the world, mentally disturbed adolescents cannot walk into a gunshop and purchase mulitple automatic weapons and ammo, to then go on and slay a load of innocent kids.

My understanding is how you have explained it, but the OP makes a good point with what he read on the HMRC website - the 2nd paragraph is fairly concise - it doesnt specify between state pension or otherwise This is in the section solely talking about tax on pensions https://www.gov.uk/tax-on-pension/tax-when-you-live-abroad I'm not disputing what you say, but their own website makes it a little unclear.
