  2. If agent can assist with you providing your own 800k in the bank on day of application and you Maintaining the funds and then doing the 12 month extension yourself....That would be good outcome. Yes very frustrating dealing with rubbish immigration offices. Regarding obtaining non O retirement outside of Thailand be aware that Vientiane and Saigon require appointment.
  3. Well the alternative would be to do a change of address to for example Bangkok. Not that simple and messy. Since it's a new non O there may be request for home visit even for home visit. Then 2 months later would need to apply for extension CW in the example I mentioned.
  4. That request from Maneerat is possibly more about their process time. As for Jomtien requiring 2 months yes that has been posted. One guy then forced to obtain 60 day extension to visit wife to season the funds. Outrageous policy from Jomtien. Does not surprise me. Just a rogue office!
  5. Need to apply for non O retirement with min 15 days remaining on permission of stay. 21 days at couple of offices. CM being one. Requires TM87. Requires 800k baht on day of application in Thai bank account.. That provides a 90 day stamp. In last 30 days of that period he applies for 12 month extension.   6. Some of posts in this thread indicate success at Nonthaburi. Perhaps they require an incentive You won't be able to simply do change of address TM30 and apply at CW, as CW require a TM47 and you cannot provide that for Bangkok province.

  8. Yes. Done at Laksi. Those with tourist visa attend CW. You will need to provide TM30. You can make appointment.
  9. You must deal with one of those crazy offices that do not follow the change of rules regarding TM30 that occured in June 2020. I deal with CW and they follow the rules. Returning to permanent residence after stays in other provinces and also from abroad a TM30 is NOT required.   10. Keep in mind that appointments are required at Vientiane. Nothing wrong with your plan. For me I would border bounce to Nong Khai and obtain the non O retirement at UT immigration.
  11. Google "Facebook Thai visa" . There is a group there you can discuss options. Don't think platforms such as bahtsold etc would be much good. IMO you have put it on popular site (AseanNow) if no interet could mean you have it over priced.

  13. OP, you need to be more clear on what you want from agent. I'm referring to the financial requirements. Since you are from USA you cannot obtain "income letter" from your embassy. You would need to provide 12 month of transfers to use income method. Your options are money in bank method which you don't want. The next option is to use an agent. That (in round figures) would be ~30k first year to obtain non O and 12 month extension plus ~15k ongoing for annual extensions You also require a Thai bank account . Same agent will organize that. If you have an idea where you plan to live then stating that would be good. 90 day reports can be done by agents. Edit just noticed Pattaya. Many agents there. Try Maneerat Soi post office.

  15. The under consideration period almost always exceeds current permission of stay. Hence no overstay comes into play. Discussed in many threads. You still have time to edit your post. It's incorrect.
  16. You need to apply with funds in bank 2 months prior to application. Your wife will need to attend immigration. Don't really understand panic stations. Surely you are aware of the requirements.

  22. Ridiculous. Hua Hin great joint for bars and live music. Obviously moreso prior to covid but on rebuild now. Have you ever been to Tawandaeng venue ? Test question. If, and I assume you answer NO, then you don't know Hua Hin.
