I think that the following thread outlines the process. I am sure I would forget something if I tried to answer your question but am sure @DrJack54 can answer any additional questions. You have to apply for 90 day non-imm-O and after you get it you will have to apply to extend it for the 12 months so going through the process a couple of times. The benefit is no health insurance requirements and you also don't need the medical or background check the O-A requires. The downside of the non-imm-O is you have to get a bank account opened and the 800K in the account in a short period of time. Also have read some immigration offices want you to have a 12 month lease when applying.

When I did my O-A I booked my flight to arrive on the same day as my insurance would start so I would get the full year. I believe if you only have 11 months on your insurance when you enter Thailand they will only give you 11 months on your permission to stay. Have you considered getting a tourist visa or entering with visa exemption and then converting to an Non-Imm-O based on retirement visa so you do not have the insurance requirements? I killed off my O-A this year by leaving the country and am now on a Non-Imm-O based on retirement.

Don't return the smile or the greeting. No big deal. I just mean east or west people are mostly friendly if you make the effort. Saying "The west isnt a friendly place" is absurd.

I think you get back what you put out. When you are in Thailand you have a happier energy but when you are in the island nation that you live in you are miserable and a smile does not cover that up. When was the last time you were somewhere considered the west other than Oz? A good morning, goedemorgen or buenos días with a smile usually gets one in return in most of the western countries I have had the pleasure of visiting. I think saying the west is not friendly is an extreme overgeneralization.

I have heard stories of Thai women that will do and say anything to take a man's money. Mrs Smith may be one of these ladies. Does she also call you handsome man? Is this the same woman that you took to Ko Chang who called her brother to come and kick your butt? -

Just looked at the imdb rating of Sympathy for the Devil and it has dropped to 5.8 so seems most people agree with you. I enjoyed The Unbearable Weight of Massive Talent but more for the fact it seem to be Nicholas Cage making a joke of himself. -
Is there a list of these 72 historic sites and what the price was and the new price? I have never been to a historic site in Thailand that was under 50 bhat. Is it a 50 bhat increase? I visited Prasat Bam Phluang and it cost 50 bhat so is the price going to be 100 bhat now? Prasat Phanom Rung was 150 bhat. What will the new price be?

Do you do your happy dance in front of the immigration officer? I am sure they don't see that every day but might bring a smile to their faces. If I did my happy dance in front of them, I think they would call the paramedics. I will stick to the the smile and thank you.

Why not take a lady to visit Koh Chang? That got you out of your slump in the past. -
Yes it is amazing how many sites there are in Thailand. If you like small temples and find transport you can also stop at Kuti Rishi Ban Nong Bua Lai and Kuti Rishi Ban Khok Mueang. These are between Phanom Rung and MT. You may also want to look at some of @chrissables posts. He does a great job of finding these small sites and I have used some of his post for planning my own trips. Hope you are able to work out the transport and please post about your travels after your trip.

If you find transport for Phanom Rung you should try to also visit Prasat Muang Tam. I believe the ticket to Phanom Rung also includes Prasat Muang Tam and they are close to each other if you have your own transport.

Thanks will add both Khlong Bang Luang and Samnoen Saduak to my list. I think I may have gone by Klong Bang Luang on Saturday when on a longtail boat tour through Thonburi right before arriving at Wat Paknam Phasi Charoen.

I find it difficult to pry myself off the bar stool but get out from time to time to do what I call playing tourist. I recently took a long trip on my small motorbike to the Yasothon Rocket Festival. Messed up and booked the hotel on the weekend of the election and had to scramble to find a room the following weekend. My mistake ended up being a good thing because I got to attend different festivals in small towns in the area and then the big one in Yasothon. I just got back from a trip to Bangkok to see friends that are visiting Thailand. Have always wanted to take the train from Bangkok to Samut Songkhram and decide no time like the present. I really enjoyed the train trip and sort of funny being the only tourist on the train when pulling into the Mae Klong stations with tourist everywhere. I noticed that there are songthaews from Mae Klong to Damnoen Saduak. I can't recall why I decided not to visit Damnoen Saduak Floating market in the past. Would people that have visited Damnoen Sadual recommend that I add it to my list of places to visit when I pry myself off my bar stool?

Sorry DrJack I am a bit confused you said first "I have just read several threads regarding extensions based on retirement at Jomtien have not read a post requiring rental contract. " Then you say I should have known I needed the lease. Not a big deal just thought I would share I was asked for the lease at Jomtien. It was my first extension of a Non-imm O I received in Lao after killing off my OA which had been extended twice. They did not ask to see the lease the year before. @NotReallyHere it was a one year least but only had about 5 months remaining on the lease.

Good point. I think it sounds like more fun setting in a bar talking to an owner than asking the question here. I have seen very few numbers here so can't hurt to try. I personal waste my money in a bar as a customer rather than an owner. Why turn something I enjoy into a job and anther thing to worry about. -

A youtuber put up a video with some of his numbers. It might be worth watching. I think going to a few beer bars and just asking the owner might get you some answers. -
I just did my extension yesterday and thought I would give an update. The immigration officer in Nong Khai writing the O-A did cause a bit of an issue. Jomtien asked for proof of insurance yesterday and I told them I had an Non-Imm O so should not need insurance. They pointed at the O-A that the border agent had written and I pointed at the visa and said it is an O. My passport got passed around to 3 or 4 different people and the last one seemed to do something on the computer. After about 5 or 10 minutes the officer came back and said I fixed it and had marked a line through the O-A and above it written NON-O. It was a painless experience but gave me a little bit of a scare. I was really surprised how quick the whole extension process was. I got to the bank to get my letter and bank book updated just after 8:30 went to the copy shop and on to Jomtien Immigration. I got a number at the retirement desk outside and went in through the out door and exchanged the outside number for a number for desk 8. I was busy signing all my copies until my number was called. I left immigration at 10 AM. When I got a certificate of residence back in October it took me 2 hours just to get in the door so was expecting the worst. Forgot to put in I got the letter that I need to show bankbook update in 3 months. Since I believe I will need to do my 90 day report at the same time will go also update the bankbook.

Maybe the "foreign no need," is because we all look alike and their app can not tell us apart.
