But is upgrading still a thing? No need for it with the low costs of minis. As for desk space prefer to use for printer/monitor. Mini is also mini electric bill and silent operation and can also be your TV. If you do not need laptop but may travel mini can hook up to any TV and be carried in pocket and easy to lock up in hotel safe for security. Believe mini time is here - at least it is for me.

Our village in Bangkok was established in 1975 with gate and guards and local water supply. After a few years many were not willing to pay for thieving guards and city took over and things got much better. New roads. Safe water. Street lights that worked. Drains that drained. You seemed to know that - (400K not on time). Needs to be in account 2 months. It will be a normal one year extension of stay. For the 60 day extension of stay do not believe anything required other than the non immigrant O visa entry and marriage proof.

You can extend on any 90 day non immigrant O visa entry if you have had the money in bank for required time. A 60 day extension from immigration to visit wife should also be available if need more time for money in bank

And unless there is something wrong most systems should probably be replaced (SEER is increasing almost yearly) before they need any refilling.

As said in post 2 BBL NY is only for commercial accounts. Transfers must be made in international format to your Thai BBL account which rules out most ACH users. A pass through with a charge that in most cases can not be used anymore. The 800k bank method requires funds in Thai bank account at that level at least 5 months a year and never go below 400k. Best this be dedicated account so no chance of going below requirements. There is no requirement to transfer funds in one go. Most people transferring funds have little or no issues using WISE and do so on a regular basis (as total charge in amount based). If wanting to send large payments for house/condo SWIFT would be preferred but then may have issues with sending bank if no agreement on file.

As said most Embassies ceased issuing for retirement years ago and only provided the O-A. Today there is an option to arrive visa exempt or on tourist visa and change that to a non immigrant O visa entry at immigration (with show of financials) for retirement that can then be extended on yearly basis. But travel would require re-entry permit.

The normal multi entry visa for those of retirement has been non immigrant O-A for many years now. This requires proof of insurance for period of entry. Is this what you are asking about - or the general non immigrant O visa which is still common for marriage and other reasons?

Most here in Bangkok are contractors/working for. Very hard to find independent workers these days.

It would be a pay for service but suspect any MC driver could put you in touch with someone - all work crews have pickups for trash removals and a place to dump it. Or just walk/drive around local area looking for such a crew fixing house and ask. They often have workers idle and a truck available.
