The crossing to Vientiane at Nong Khai is open but the last I read you have to enter with a tour group, Check with a travel agency in Udon about it. You need to be fully vaccinated and have a current RT-PCR test. Push them to get it extended. Technically your extension ends when you no longer have a valid re-entry permit but immigration will not know about it. It has happened to many people.

A embassy has no access to immigrations records nor do they contact immigration when approving a visa application. The first problem after getting a visa is when the airline submits the info to immigration for approval. People been denied boarding their flight after immigration rejected it due to a person being on the blacklist. -

If unable to travel to immigration you can designate somebody to the extension with proof you cannot attend in person. Anybody can do your 90 day reports for you. You can also do your 90 day reports online if unable to do it somebody could do it for your. -

With proof you are in isolation due to covid 19 you could have somebody apply for a extension for getting medical treatment. They may do a 30 day extension or at the least for the period you are in isolation. You could then apply for your one year extension near the end of that extension. -

If you have anything to prove you are now the owner of you condo you can submit a TM30 form and it will accepted and a receipt given on the same day. -

In reality that is not correct. It is what agents often state. This from immigration order 327/2557. It is fairly clear that a immigration officer in charge of a immigration office can do it. In my opinion they sign off on a application without any verified documents (bank letter, bank book copies and etc) to support the application. -

I am not sure that is 100% correct since people have already been denied the extension if they entered with a non immigrant visa. -

Ir is fairly easy for a person with contacts at immigration to check his status in the immigration database. All that is needed is his full name, passport number and date of birth. -
