I don't see the connection between the "condo owner" and the gate. The condo owner owns the condominium unit, colloquially called the condo, he is letting to the OP but he doesn't own the gate. The gate is part of the so-called common area of the condominium building and thus is jointly owned by all owners of condo units. It is the management of the Condominium Juristic Person, ie of the condominium building, that deals with the necessary repair and or replacement of damaged items in the common area, not an individual condo owner.

Thank you for this additional information. It helps me to assess your situation better. The conclusion is that you were fortunate to have had to pay only 35 Baht. The details: 1. With the declaration of medicine, customs at many post offices would not have allowed delivery of the package. Perhaps your post office does not have a customs official looking over their shoulders. 2. The declared value of the contents must reflect the cost of purchase of the content, not the amount paid by the recipient (in your case zero) 3. Packages with a value of not more than 1,500 Baht were, and perhaps still are, exempt from import duty. It appears that no import duty was assessed for your package. 4. Quite recently, the Thai government decided to assess the prevailing rate of Value Added Tax (VAT) on every import with a value of 1 Baht or more. 5. The zero declared value was obviously false. You can imagine the burden on the individual post offices and the delivery delays if every package had to be referred to customs, which incidentally would probably incur an additional fee for customs inspection. I suspect that a rule was established and perhaps published in the Royal Gazette to the effect that post offices are allowed to assess and collect the VAT directly for packages exempt from customs duty and, where the declared value is zero or suspiciously low, to assess VAT based on specific parameters, eg weight of the package and/or declared category of the contents.

Is it possible that you got things a bit confused? The Thai Revenue Department talks about assessable income, not accessible income. Your talk about buying a new car, though, leads me to the question whether the Thai tax declaration form for a natural person requires the declaration not only of assessable income and allowed deductions, but also of assets and liabilities. Has this already been mentioned somewhere? -

@5davidhen1 Could you post a copy of the receipt you got for the 35 Baht? Had the sender of the parcel affixed the obligatory customs label with the description and the value of the contents of the package?

Another important point, but you probably already know this. NEVER transfer Baht (THB). Always order your home-country bank to transfer an amount in your home country's currency and let the conversion to THB be made by your Thai bank. You get a much better exchange rate this way. -

For a start, I admire your optimistic expectation that the worldwide readers of your topic know the meaning of the acronyms BMO and TD you used. Regarding your three points: Most Thai banks do not treat the nationals of all countries equally. You mention North America somewhere in your post, but that still leaves two countries. It is US nationals who find it often more difficult to open a bank account in Thailand, apparently because of more paperwork and reporting required for them. FACTA or some other fancy thing particular to the USA Having to choose between Bangkgok Bank (BKKB) and Kasikorn Bank (KASI), I would go for KASI. I find them much easier and less bureaucratic to deal with than BKKB. In fact, I gave up on BKKB when their e-banking got too complicated. The best bank for a foreigner to open an account with in Thailand? A bank in Thailand that is the correspondent bank of your bank in your home country for the currency you transfer. Ask your home-country bank about it. No, you don’t have to go to the branch of your Thai bank where you have your account to get the bank documents you need for your dealings with immigration if you live in another part of the country. However, some branches of some banks take longer to produce the documents than the branches of other banks. From reading this forum, it appears that BKKB branches take one week for some statements, whereas other banks can do it on the spot. I am not aware of any particular benefits of partnerships or alliances with the acronyms you mentioned. For the rest of your post, outward foreign remittances are an entirely different kettle of fish compared to inward foreign remittances and should be made the subject of a separate topic if and when the need arises. In the meantime, make sure ALWAYS to state the reason or purpose for the inward remittances and get from your Thai bank a printout of the receipt advice that includes that stated reason or purpose. The computers of Thai banks do not seem to be programmed to issue this receipt advice automatically and with full information. -

Aluminium for the inside of an electric rice cooker? What's this world coming to? There are two electric rice cookers in my wife's kitchen cabinets. How do I know if the inside is made of aluminium? Is it when a magnet does not stick to it? The magnet doesn't stick to either of them. The label of one says that it is made in Japan, the label of the other does not give the country of manufacture but the name and and address of a company in Germany. My wife is not around at the moment to ask her where she bought them.
