how to do - selling Thai house while in Europe

Hi there,

 

The wife owns an extra house in Thailand and wants to sell it and do it from a distance (from within Europe). The house will be empty soon as some of her family who resided there temporarily will be moving out to another place. She's the legal owner of the house. There are already a few possible buyers, but she is new with the process of doing this, especially from abroad. Is it possible at all, without her needing to come to Thailand in person, through? What are the bumps and challenges from a legal/administrative point of view she should look out for when trying to do this from abroad?  At which steps would there be a possible crux/delays/stops?

 

Is it possible to do the whole procedure through post/phonecalls/scans/giving proxy to a family member if its necessary?.
Any experience or advice would be greatly appreciated.

well, she never got anything back.

It got bigger than just the sister,as it turned ou the whole family there were all against her marrying foreigner in the first place, back in the 90's.

 

somehow, that house paperwork was changed, and it stuck fast!

 

 

Girl's main problem was that she couldn't even afford to fly back to LOS to sort it out - she was left destitute here

 

The timing of all this turned out to be directly related to the Girl initially contacting her Sister that the house needed to be sold,

and therefore for her sister to need to leave the house.

The destitute thing was already rearing it's head before the hammer fell on the girl's head, and the house sale was supposed to fix everything!

 

 

OP, your wife can grant proxy to someone she (fully) trust; proxy is often used, also at Land Office. Normally a standard proxy formular from the local paper-shop, witnesses, signed copies of ID-card and House Book is it. Not sure if a proxy also need a stamp, which normally can be bought at the Amphor (or Land Office). I'm however not sure, if she can grant the proxy from abroad, but perhaps it may work if having someone in Thailand to buy the proxy formular, and mail it; fill it in, and sign documentation; and resend it by registered letter or EMS.

We used an estate agent when we sold a property on Samui, no problem....

Just a load of here say tosh ! 

You can get someone you trust to deal with things while your away but honestly for the cost of a flight you should just do it yourself . 

Power of Attorney obtained from Thai Embassy in your country is accepted by land offices. Who she nominates of course needs to be trustworty.
