Anyone worried about the Chinese property purchases in Thailand

And then it turned out many were doing it to wash their money from drugs (fentanyl/crystal meth) they were pumping into Canada. Who do think supplies the precursor chemicals to Myanmar for all yaba ice that floats through Thailand? Bangkok is the perfect place to clean dollars.

As a foreigner here there is nothing we can do about it. If the powers that be dont stop it then it will continue. One day we will all wake up and find the only language understood in Thailand is Mandarin

I have met a few younger Chinese who are teaching Mandarin in some pretty out of the way places. One I met last week was teaching in Hot. Their grasp of the Thai language in a very short time is nothing short of phenomenal.

Lets face it if the Chinese come here , once they have grasped the language they look no different from the average Thai-Chinese.Some of them though have the drive and work ethic of the Chinese that came here a few generations ago. Although now they will find it somewhat more difficult as competition is way greater.

I admire the Chinese in many ways but I am wary of where their monetary motivation might lead the world in the next 50 years (or maybe less).

Couldn't care less, though if you own property here, could be a good thing right?

It's happening alright. I see it all around me and it's not just property investment, it's businesses as well. They're so much more money/business savvy than the Thai, it's quite incredible.

Chinese just reached Laos by Train, waiting at the Thai border to board the new train to reach Bankok.

 

You can see why Durian is sold for 160/kg. Soon, no food will be available in Thai market for anyone.

I too once admired China and the Chinese but for about a decade now it has become clearer and clearer they are playing a determined long game that will result in there being an undue Chinese influence in many countries. You can see it happening now in Africa, the South China Sea, Laos and Cambodia. Infrastructure being provided and largely paid for via loans taken out by the client country, but largely of a benefit to China more than the country. As that is happening many Chinese move to the country and buy businesses, homes, etc and/or provide labour for the construction. Current trends would suggest Laos and Cambodia may well pay a high price of reduced or even lost sovereignty in the next decade or two, Thailand might not be far behind if the cozy government to government relationship continues to deepen. China is not to be trusted.

Don't forget to include U.S.A. and others on that list. I know in America they own vast swaths of land and biz. They own California BTW.

Foreigners are not allowed to own land in Thailand by law. If interested in buying, a foreign investor has two options: either a 30-year leasehold or purchasing the property through a limited company. Apartments can be purchased by foreigners as long as at least 51% of the building is owned by Thais.

I never quite understand why any foreigner should be the slightest bit concerned about what is going on in a country that you personally over which you  have absolutely no control .

 

Same thing - friends visiting Bangkok - commenting restaurants etc are quiet -there is nothing much you can do. 

 

So if the Chinese buy everything- who cares. 

It’s not about control, but the stability of not just the housing / condo market but the economy as a whole. They’ve overblown Hong Kong, Vancouver and Australia and they are now looking for the next best country with the next best country (matter of opinion I guess!) with a stable government. 

With all the red tape and real estate land restrictions or hassles, would the smart and willy Chinese really aim to get into the Thai real estate market ?

 

Perhaps for commercial or business oriented ventures they may buy up in Bangkok, but one could reasonably doubt seeing hordes of Chinese queueing up at some local real estate developper's office in Phuket to buy individual holiday pool villas or condos....Chinese don't like tropical heat or sun...

I think it’s hard to comprehend the shear numbers that are looking to exploit what they can after savaging aus, Canada and hkg. Very little ability for those markets to move much these days - certainly not as much as they can get out of less stable, but potentially lucrative markets of Thailand. They don’t have to live in Thailand - or even use the property, just pump it up and then clear out.

The zero dollar tours  to Thailand are an example of how the Chinese conduct business- very little of their money actually benefits the host country- they purchase boats; hotels; buses etc and simply use locals for the mundane tasks.

 

Thailand surely knows this and what will be interesting is if and when the Government actually puts the brakes on.  Now would be the time to start.  China is in a weakened position now that Trump has started a trade war with it-  if it continues- China's growth will be hurt and  unemployment will rise as well as inflation.

 

As much as I dislike Trump- in this case he is correct. The Chinese model has to be stopped in its tracks. They cannot continue to trade with the World and get all the benefits. They are going to eventually have to open their markets to foreign competition  

 

 

Many of the less savvy  ones are being urged to buy using shelf companies which is going to blow up in their faces  in the not too distant future

What Thailand does with the Chinese is none of my business. I very much doubt at this stage of my life it's going to affect me anyway.

Having said that, the Thais do defend their ownership of land and infrastructure very competently. They also defend their manufacturing industries quite well with stiff tariffs. You don't see too many Chinese vehicles here, apart from the MG brand. And that's only because they are built in Thailand.

Very Strong in New Zealand, they were snapping up prime land, Landfill, Construction, Concrete Batching Plants                  Not forgetting Melbourne, Sydney, Iron Ore Mines in North West Australia,

Agree with your assessment but I like to add?  The Chinese have been here a long time in many forms especially the Triads up North.

As you noted this is what the Chinese do they are the Master of the Art of War. Many forget China is still a Communist country still run by the old thinking Mao Chinese with a big twist of Capitalism? Personally, the Thais government will get what they deserve by the time the Thais figure out what has happened to them it will be too late, they are over their heads with the Master but the Thai leaders don't give a rat a-- for the common Thai, lining their pockets is what is important.

The Chinese only do what benefits the Chinese. They care for nothing other than themselves 

They own many critical utility companies in the UK. They have even been invited by the UK Govt to help finance new nuclear power plants.

They also own huge swathes of property in the UK, mostly high-end, but are also building new communities for the thousands of Chinese students in UK towns and cities.

At least Thailand seems to have controls in place. Is there effective enforcement?

I dont worry about what the Chinese do in Jomtien, as long as they stay well away from my building. If they do start buying in my building I suppose that could only serve to put the prices up, which should mean that I would it easier to leave.

At least these Chinese always coming here with wife and kids lots of other nationalities only the males going !

Seems Thai real estate it’s cheaper then Chinese real estate that is  y they buying here.

   "Chinese don't like tropical heat or sun..."   Apparently some do.  The last 3 condos I sold, in hot and sunny Pattaya, were to Chinese buyers.  I don't know about Phuket but they are certainly queuing up in Pattaya to buy condos.

I saw it happen in Costa Rica ten years ago. Chinese promised to build a soccer stadium and 200 police cars along with loans in exchange for exclusive off-shore fishing rights. They came in bringing labor and materials and cars, non of which the Ticos could afford to maintain. They park 3 mammoth fishing ships offshore killing everything 24/7/365. Costa Rica goes from #1 in sport fishing to mediocre in one year, 200 cop cars in disrepair and a stadium they cant afford.
