What are the taxes, fees and charges when a Thai parent gives land to their Thai child?

No purchase price (free gift). No foreigners involved. Title is free, clear and in good order. Land is agricultural.

Cha Am land office used to be 0.5% of appraised value,  should be standard at all land offices however they are a law unto themselves.
