I am living in Phuket since 1994 but my new job will take me in July to the City of Angels, where I would be living at least for a few years.

I am right now in the process of trying to find a apartment in Bangkok. The new office that I am going to work for is most likely going to be located in the Bangna Area, so I am wondering if anybody has some infos on reasonable priced Apartments over there?

My budget would be about 20.000 Baht/month, do you guys (or gals :D ) have any idea what kind of apartment I could expect to get for that kind of budget?

Obviously I would also be very thankful for any information that would point me to some webpages were I could find some deals in that area of Bangkok.

Thanks a lot in advance for your help that you could provide this newbie on the forum. :o

Well, the company is going to open a new office in Bangna, so right now I do not know the exact location of it! I know that this is right now a problem, but I am just trying to get a general idea about where to look for some good deals.

A house is out of the question for me, as I will be also travelling quite a lot in Asia, so I prefer the better security that I would most likely get at an apartment. On top of it, I am single so a house would also really be to big for me.

I usually stay in Bangkok in the Eastern outer part, near the Srinakarin Road, north of Bangna. It is much easier to drive there than inside of Bangkok.

Not so many foreigners there, but a lot of people living there, not much in the English related internet www pages.

My friend pays for rent of a 3floor townhouse there for baht 5000,-, and in the condominium tower in Bangna City a 120 sqm condo is about baht 30000,-/monthly

There is plenty to rent along the Srinakarin Road and maybe you should check first, where your new office will be located.

You should check around the two big shopping centers, Bangna City and Seacon Square, also real estate offices there.

Best is to visit these 2 shopping centers, and rent a car and drive around there one or two days, and see yourself.

http://www.skyplace.com/body_index.html

some km north of Bangna, I think you would like that place. anyway a good place to stay for a week and search around......

I stay usually at the Baan Siri Rama, they have also Bungalows, with cooking facilities, and weekly or monthly rent possible.

http://www.bangkok-hotel.com/

For example about Bangna rent and sale, but remote located:

http://www.bangkok-apartment.com/classifie...tion.asp?id=112

http://www.thaicondos.com/thai_condos_location_thai.asp

YOU MUST GO YOURSELF AND SEE YOURSELF!

Quality is very very different there...(consider traffic noise, remote location, water flood during rain, shopping areas.....)

Please email me, or post here for more questions, I am quite familiar with the area north of Bangna Central Shopping City and Seacon Square.

To know more about that area:

http://www.sericenter.co.th/

about realestate:(directly in the condo towers of Bangna

Hope, I can help you

AGAIN - FIRST TAKE AN ACCOMODATION FOR ONE OR TWO WEEKS, (LIKE SKYPLACE) LOOK AROUND YOURSELF AND THEN MAKE A CONTRACT FOR LONGTERM -

Hello Johann,

Thanks a lot for all those informations, really very helpfull!

I was considering to do something like you recommended anyway:

As I have my own car over here in Phuket and I am obviously planning to drive it up to BKK once I am starting to work there I was having the same idea of staying at one place first for a week or so and checking during that period some of the places out and decide than were to stay.

And like you said, the most important thing for me to know first is of course the exact location of the new office, as I hope not to spend everyday more than 1 hour in traffic jams.. :o

Again, thanks a lot for the info and maybe I will come back to you if I could confirm the location of the new office!

I hope not to spend everyday more than 1 hour in traffic jams..

Hallo, Tom

May I give you some more ideas...

1-

You need a map, as there is little information about the area. I found the Bangkok map of APA is the best, it has central Bangkok on one side, and GREATER BANGKOK on the other side, the Bangna area and the Srinakarin Road is completely inside the map with some informations.

There is little information along the streets, and you should know, where you are driving, and you should know about the motorway connections.

2-

Your office location: usually all foreign companies have their buildings around the Bangna Central Shopping City, or along the Srinakarin Rd - the Srinakarin Road is starting in Bangna southeast of Bangkok, and ending in Bangkapi, northeast of Bangkok. Many foreign companies have some warehouse, service-center, container-depot there.

The New Bangkok International Airport will be nearby, just more out to east.

(opening 5th December this year)

Except Bangkapi, which is an important crossing to North Bangkok and to North East like to Minburi, there is a good moving traffic all along the Srinakarin down to Bang-Na.

3-

I have been in East Bangkok BangNa area last month 22-24. April, so my information is up to date.

No need to worry about traffic jam. This is NOT central Bangkok.

To own your car there, is a clear advantage, to go for work - or to visit the huge shopping mails - and also to drive down to Pattaya -

I was also driving my usual rent-a-car and it took me from my hotel in Bangkok to my condo in Jomtien Beach after Pattaya only 1 hour 15 minutes. (motorway 7, entrance at Huamak))

Outer Eastern Bangkok is not bad for living at all.....You will like it there. and it is not bad for driving at all.

4-

Accomodation: What to avoid:

There is a place, called FLORAVILLE, 3 huge condominium towers for foreign and Thai rich people, who are into top security....

http://www.bangkok-apartment.com/serviceda...ption.asp?id=67

They charge you there for one week, what others will charge you for 2 months.

However, the 3 towers can be seen easily, and in front of it is a very big JUSCO for good food-shopping, and a

HOSPITAL, the private Vibhavati-Ikeda2 clinic - 24 h, with best staff and care....We had to use it and I recommend it. It is important to know where to go in case of emergency.

It is also very near for the Baan Siri Rama Hotel.

5-

Hotels- what to avoid:

Except the Baan Siri Rama (I gave you the link already) there is not much there in that area.

However there is a

Srinakarin Princess Hotel near the Seacon Square Shopping Center and

NOVOTEL (near the Bangna Central Shopping Center)

My impression: until you feel a strong surplus of your money and the urgent desire to waste it, do not enter these 2 international rip-offs.

6-

I think, if you come the first time, just drive straight to the Baan Siri Rama, you will find yourself in a VERY LARGE hotelroom or in a garden-bungalow, fresh air, no noise, secure parking, friendly staff (I am there as hotel guest since many years)

7-

After visiting the SKYPLACE, take a look to the other side of the road.

You will see a bit off the main road 2 big houses with the information

SRINAKARIN VILLA

drive there, enter the office....they will show you some rooms.

The house is a bit old, the furniture too, but good serviced apartments, with a swimming-pool. security lock at entrance, parking....

2 rooms with balcony (all together 60 sqm) are baht 12000,- per month...

all included, like plates, cutlery, bed covers, has a furnished kitchen....cleaning....

around that area, you will see some other houses, they all do not have any internet page....but there is some information on the roof (in Thai)

you can find there rooms starting at 4000,- baht....but you have to go there yourself - ask there and see yourself. Driving your own car is the best.

There are also nearby GOLF places in that area, but I do not know, if you are interested in that.

OK, please come back with questions anytime

Best regards,

Johann

Hi Johann,

Wow, I am really impressed with the time and efford you put into helping me out here, thanks a lot!! :D

I actually just got a mail from my future boss (that is running the business in the Asian Region) and he told me that I (!!) can choose together with one local Thai Sales guy that he is hiring the location of the office!! This is obviously good news for me....

But than again I only start working for that new company on the first of July, so I think one of my first things to do will be to find that office space with the thai guy.

Anyway, I made up my mind more or less already how I am going to try to find something suitable for me to live:

I will just drive up to Bangkok at the end of next month and I will have a look at those places you mentioned and will decide than were I will actually stay. In the meantime I will stay for one or two weeks at a serviced Apartment Downtown (I know it is crazy to do it like this traffic wise, but that area I know very well).

It will not be my first time driving in Bangkok, I have done that already many times and I have some maps already (even though I think it is a good idea to get new ones, as mine are already a "few" years old...lol).

Funny that you meantioned this "Floraville" condo as one to avoid. as that was one of the few ones that I could find on the net.

I am still not sure if I would like to stay in a serviced apartment....Obviously it has a lot of advantages, but I would always feel like living in a hotel... :o

One more question I would have right now:

Do you have any idea how long it would take by car to the nearest BTS Station (I assume that would be On Nut?) from lets say Bangna Central Shopping City? Just curious about what kind of travelling time I would have to take into consideration in the future.

Thanks a lot again. Your input helps me a lot!

Best regards from Phuket,

Hi, Tom,

1-

Office

What office should that be?

Do you mean just an office in a condominium like business-tower?

Or should this be like a shop? With sale?

Or do you need any space for goods, any depot....

What are you looing for?

There is plenty of office space directly in the Bangna Central Shopping City in the upper floors, and same in the Seacon Square, and next to it, if the product is technical related, in the Seri Center.

2-

Maps - you need a new one, of this year, with all motorways, and corrections...

take the NEWEST APA Bangkok map with Outer Bangkok on the other side...

you need it to see the motorway connections, and the main roads on the Eastern Bangkok side.

3-

Keep totally off the Floraville, the Srinakarin Princess Hotel and the Novotel....rip-off....

4-

Better stay outside in the Baan Siri Rama, and when you need something from the inner Bangkok center area, then make a trip to the city center...

You will regret it, if you stay in inner Bangkok after checking out Eastern Bangkok.....

There is no need to go to the inner part of Bangkok....you will find and can buy all and everything at the big shopping malls along the Srinakarin in Eastern Bangkok.

Same with restaurants, or nightlife....all available...

5-

Traffic: usually, I do not use the On Nut Station,

as I am staying in the Baan Siri Rama in the Pattanakan Road

in my case:

Microbus no. 23 in front of the hotel, guaranteed seat.... 20 baht, straight on for 40-50 minutes to the World Trade Center or Panthip Plaza or Siam Square...

I would change at Ratchathewi for skytrain to continue, if necessary...

Same route is the aircondition bus No. 11 - many buses, no long waiting time, and as it is already outside in Eastern Bangkok, you find a seat to sit down....

Then there is the aircon-bus 113, (or 133, I forgot it) which goes straight on the Pattanakan, but then turning left to Phra Khanong (Skytrain, one station before On Nut) somewhat 20 to 30 minutes from the Baan Siri Rama.

Taxi, about 70 baht, in evening not more than 15 - 20 minutes...from Phra Khanong back to the hotel...

I wonder, where you would park a car....some Thai are using the huge parking lot of the BigC in On Nut, connected to the Skytrain....and change there for skytrain.

Traffic is already nice moving there, by own car to Bangna City from On Nut you should do that in not more than 15 to 20 minutes....

But now there is the motorway, just in front of the Bangna Central City, and for you maybe best to pay the toll-fee and drive up directly to the city-center,

There is also the other motorway for the Pattanakan, and both are connected....

quite good running generally.....toll fee however not so cheap, 30+40 baht....totally 70 baht for one way....

So if I have some luggage, I do all by car and not by skytrain. And if I have no luggage, then bus and (maybe) skytrain....and in hurry, then taxi and skytrain.

6-

Serviced apartment, for the first month maybe a good solution,

Srinakarin Villa for example, is coming for service only 1 x a week....

changing the bed-sheets, general cleaning, reading the water meter and electric meter, removing any garbage, cleaning the kitchen, that is all...

if you require more service, you have extra to pay for it.

7-

about other accomodation in that area....

there is the NIRAN Grand Hotel, I know it only from outside, in Soi Udomsuk near On Nut. An old big house, but got some nice comments from people who are looking for something different.....away from the center of Bangkok....

It is very easy from there to drive into the Srinakarin Road....or Bangna area...or On Nut and Phra Khanong...

http://www.yourrooms.com/thailand_hotels/b...niran_grand.htm

http://www.all-bangkok-hotels.com/bangkok-...ail.asp?id=264&

http://www.bangkok-hotel-thailand.net/hotels/niran_grand.htm

OK, please come back with questions anytime....

I will be again in Outer Eastern Bangkok around middle of July....

Bang Na - if you could tell me exactly where, then could probably help more.

This is not an ex-pat area, so you either look at Bangkok, and suffer the traffic problems of getting to and from work (if you are away from the expressway) or go the other side and travel against the traffic flow.

I live in Thana City through the week, which is Bang Phli area (King Keouw Street and East). For 20 thou you would pick up a two-bedroom furnished apartment, with all mod. con. The drawback is that you must have your own transport. And with the expressway (skyway) at the end of the grounds you have to put a few extra minutes on the journey-time for U-turns.

However it is a good mix of people, golf-course attached, shopping a few minutes drive away. School choice is varied - International on the grounds, many local schools that pick up the kids within TC.

Do you want night-life (go to BKK) or family life (Thana City is a possibility).

Also within the area places like Lakewood City One and Two, others.

I assume you will employ Thais who live locally. Ask them. Bang Na has possibilities other than BKK.

Posted

Have just read your thread more carefully.

On the East of Bang Na is a Novotel - built for attendees to BITEC I assume.

On Nut Skytrain station is only a couple of blocks from there.

From your posts it looks as if you are single, therefore something further in towards BKK would probably be your preference.

Taxi-meter from On Nut will be time-consuming during working hours, but reasonably cheap. Maybe you can arrange a regular pick-up. But if you have your own vehicle, I would say somewhere like Lakewood would suit - no entertainment in Thana City unless you play golf. (Greg Norman course attached to the complex).

PM me when you want to know more.

Good choice of place to stay, reasonably priced too. Also Baan Suan Thon, on the soi next to carrefour, 2 bedroom Apts, with some furniture for around 8K, nice and quiet, but you'd need a car there.

Could I ask here about a place to stay near Assumption University which, I understand is in the Bang Na area? Looking for a modest decent (I will have a child with me) place as close to the university as possible. Looking to rent for at least a couple of weeks.

There is some "expat' standard apartment / condo around Soi Lasalle ( Sukhumvit 105 ) which has Bangkok Patana International School. Also Central / Seacon Square area. Saw some new building around there :-)
