USA Notary Service in Thailand besides Embassy?

I once had some documents needed for a real estate closing in America. The Thailand notary was not recognized in the US and I wound up having to go to the US embassy

Were you buying or selling? I have been told selling you need it but buying maybe or maybe not if you do not require a mortgage. I will be the buyer and paying cash....Thanks.

What will work ultimately depends on what the title insurance company and the local clerk will accept. But since Thai "notaries" are not true notaries in the U.S. sense, you're just wasting your time going down that route.

Which leaves you at the embassy. If the lawyer can squeeze the documents down to a couple, great. If not, then go the power-of-attorney route (but only if you know someone you can trust to be your attorny-in-fact). Again, it's vital this be done in just the form the title insurance company wants. In terms of what's proper documentation, they call the shots. (Along with the bank, of course, when a mortgage is involved.)

EDIT: I should have mentioned that if you want your lawyer to simplify the documents or spend a lot of time dealing with you and the title insurance company, etc. on this, then you can quickly run up more than US$500 in extra legal fees.
