How to find commercial property @ reasonable price?

Recommendations to find commercial properties @ reasonable prices?

I've been scouting Chiang Mai for a potential commercial property for a warehouse-storage/meeting room (no need for foot traffic/walk-in customers), and its been quite a chore. Maybe I'm going about this the wrong way. I've been driving around, taking a photo of rental signs(ให้เช่า) +phone number and letting my Thai partner call. Should I instead be talking to Agents or looking at a specific website? Are there many properties available for rent without signs?

I've been hearing CM/Thailand's economy has been hit pretty hard, but even so,  I'm not finding many commercial properties for rent, and then ones I do find seem to have very high prices. The # of "for rent" signs seem to be the same now as a few years ago, when it was a hot market.
