Did not see any other posts on Pu Plai Fah, so

Had a look around this development (near the cement works on the road leading from Wat Rong Khun). Many new places being built and some farang owned. Whole development appears to be owned by a former narcotics cop and is managed by him and his family.

I have seen the website (puplaifah.com) but was wandering if there is any caution/recommendation/general background info.

The plots work out to between 1.6 and 2.4 M/Bt per rai. That seems high to me for a big plot, but I'm cheap., others may have different ideas.

I actually met a man who lives there. He had no wife, could not speak Thai, had no building skills at all, and was receiving a pension from a good professional level job in the US. In short he had sufficient cash and a great income and wanted a house in Thailand but was not able to go deal with non English speaking Thai people to find a house or build one...so this development was expensive but a relatively safe bet for him.

i went there 2weeks back and love it, saw one piece of land for sale, on hill with unblocking view. price around 2.4 mil per rai. this is a resell piece of land. does anyone know how much was the price when they started selling many years back ?

Considering the location it's grossly overpriced. Prices in that area, outside of the development are in the area of 400,000 to 500,000 per rai.

The houses cannot be in the foreigners name but there may be a long term lease

I just had a look at their website, and interestingly, in the English language version it says that prices have appreciated by 50% in the last eight years, but in the Thai language version it says 200%.

I can't be bothered to calculate it properly but it is possible if they converted original price to original foreign currency price and compared that to current price and current foreign currency equivalent.

Especially when you consider back then there were over 40 baht to the USD and over 70 baht to the GBP.
