"Buying" farm land from Sahakorn (cooperative)?
Asked my wife about Sahakorn. she instantly said, she knows and is with it . All is split in sections of departments, like ministry of immigration, soldiers and so on. Government is checking on all of them, if all goes right. So evt. it is government. That is what I understood from her. With those sections, you can save and even borrow money at better interests. It is especially for officials, officers. Last year she had 5%, as they call it "dividend" Of course the money has to be won somewhere, so guess they are investing and with that help officers. Like having 25 rai of rubber trees and now selling. Why they all split it in sections, to make it more controllable, no clue? To get data to see which section is the best, more data? It is said land can have chanote in a year, so now it is on a : Nor Sor 3 Gor A land 'awaiting' a full title deed is granted the document Nor Sor 3 Kor. The land is measured by the Land Department; therefore, it has its exact boundaries. This type of land may be sold, transferred, leased, usufruct, or mortgaged in the same manner as land with a freehold title deed (Chanote). In order to change the title to a Chanote, the owner of the land may file a petition to the Land Department to file a request to change it to a full title deed (Chanote), and the Land Department may do so if there is no opposition made against the petition Buying from those government sections, should be quite trustworthy, you could think. And of course with land office there must be on the landregister, this title. It MUST have been registered, it is Thai law. -

Thai customer complains about buffet restaurant staff service
I am not a Thai, as you seem to be suggesting, and your opinion of my posts is of no consequence, whatsoever. "...never an own opinion about the subject.." Ironically, my comment that you don't approve of because I "never have an opinion about the subject" was my opinion on the subject. It is permitted for you to post negative comments about me, though! How strange...that makes you a hypocrite, doesn't it? -

Teen dies in Udon Thani train-motorcycle collision
Live by the sword, die by the sword. I'll never understand why but Thai people routinely make risky choices driving which could easily get them killed. Either they can't control their emotions or think the risk is worth it. -

The Investing Year Ahead
It’s probably a good buying opportunity, at least for some stocks. On the other hand, some stocks seem to be wildly overvalued, so a big correction seems about right. The official narrative for the sell off is that recent data suggests that the U.S. is now in a recession, or is about to be. How anyone didn’t know that long ago is beyond me. Lower interest rates = more cheap money = more inflation and further depreciation of the dollar. In that scenario, why not have stocks? Long term, stocks seem like a better deal than a continually depreciating dollar. As the saying goes, cash is trash.- 1

Southport Stabbing: Child Killed and Several Injured in Taylor Swift-Themed Workshop Attack
Seriously, get a grip. This kid attacked some girls and it was utterly sickening, and nobody wishes anything other than for him to have a miserable life behind bars. As I have said before, that attack happened five minutes' walk from the street I grew up in, it is just shocking. That is that. But the Muslim community are not up and about causing violence are they? The EDL is ("far right" whether you like that term or not). They were bussed in to Southport to attack the mosque thanks to far right lies on the internet about the perpetrator, his name, his religion, and his immigration status. All lies. Then they left. The actual local people rallied together the next day to clear the damage, rebuild the wall of the mosque, rebuild whatever else had been damaged, and returned to grieving. Like normal people - they didn't want violence, they didn't want yobbos smashing up their community. So the far right thugs DO need controlling as they are the ones smashing things up based on nothing. Do you think the far right are being persecuted now? I always thought they were tough bully boys and hated the "woke", but seems they are snowflakes who can't handle real life. Should the PM do nothing about mobs going round the country attacking innocent communities? Are the snowflakes ok if he uses harsh words? Boo Hoo. -

Woke Olympics proves the world really has gone (lady)Ga Ga.
Conservatives seem to be easily triggered by the gay thing. I guess years of trying to repress their homosexual feelings has caused brain rot. Must be why so many of them go to Thailand. So they can hook up with ladyboys and still remain in denial.- 2

Southport Stabbing: Child Killed and Several Injured in Taylor Swift-Themed Workshop Attack
Some of the evil right wing extremists are masters of disguise, What appears to be a middle aged woman in the first pic is actually Tommy Robinson himself. The blonde woman in the second picture is actually 3 combat trained ex special services skinheads, obviously their disguises , although impressive to the layman, were no match for the keen eyes of the specially trained officers who spotted them -

Harris Confronts Trump’s Remarks on Her Identity with Calls for Unity and Respect
When we talk about cultural identity, which I think is the thrust of this Topic, meaning how culture is an integral part of all politics, I think this often does include fine art, and classical music, and more importantly the appreciation of beauty, meaning aesthetics. My first choice for lengthy listening is always classical music, and I prefer Baroque music, and chamber music, and I am sure that you know the composers that have given us this music, over the centuries. Of course I also enjoy good popular music, and good jazz music, but you can hold the gospel, unless you might be talking Blues Brothers Gospel music. But, at least for me, I am unable to listen to pop or jazz for more than a short period of time before I always come back to classical music, mainly because I care about the beauty of it, and the uplifting nature of it. The same goes for fine art. I prefer Monet, and Manet, and Munch, and the rest. Van Gogh is amazing, especially his peach tree which I can enjoy on any given Sunday, and it is possible to appreciate every single brush stroke, just be visiting the VanGogh Museum's website. I find the present-day culture an affront to good taste. It's OK for a brief period of time. Yet, if our cultural roots continue to erode, then we will end up with even more presidential candidates like Trump and Harris in the future. Disgusting, really, the candidates that have somehow come upon us this strange year.
