HELP-- Covid and the Landlord situation / Can she do this!?!?

We rent a 5 story Condo (that is our business) in Bangkok --  We have been renting now for over 5 months-    The building is older and has issues when it rains as the kitchen downstairs floods and the aircon leaks too --  through the wall-  Our office is full of computers and lots of wires on the ground.   WE are requesting now for two month for the Landlord to send a maintenance person to come fix the leaking areas as it does pose a significant threat to electric shock or possible cause other issues.   When we Call the Landlady up--  she said she will not send a maintenance person to fix these until we do a FULL COVID CLEANING (with certificate) to show her!!   One -- is this our job to do this?  I have not seen a single business that required cleaning for Covid-- it is our own private office that houses 10 employees--   TWO--  can she legally (as the landlord) decline coming to fix an issue that in reality could causes serious injury or even death if the water comes in and the one of our staff is in the area with ground water and power chords?

I have no idea, but you can get work done pretty cheap in Thailand.

I had my condo (near Chidlom) decorated by 3 workers.

They charged about 1,500 per person per day. (excluding the price of materials).

  For whats its worth, I would just get the problem fixed myself and be done with the hassle.

You can easily find workers if you go to a local hardware store and ask for a worker.
And the worker will have friends to help him with the job.

I did this a couple of times and was always happy with the results and cost.

 The aircon is usually pretty easy to fix. If its leaking its usually because there is slime or gunk in the pipes that connect the air con to the balcony box.  An air-con maintenance guy would charge less than 1000 baht to fix and clean it.

the ceiling leak is obviously more, but at the very least, you can get a thai worker to find the cause of the problem and how much it will cost to fix.

 

and while you are doing this, you could pop into a local legal office (lawyer)  and find out if she can do these sanctions on you or not.
