Can anyone offer advice please?

Just returned to Thailand for extended stay, residing in Condo belonging to brother in law who recently passed away in UK.

Aware of need to lodge TM30 report, to avoid issues with future 90day reports amongst other reasons I’m sure.

Can anyone advise how I should go about lodging TM30 in these circumstances?

any pertinent advice appreciated .

many thanks ????

OP, how did you enter Thailand.

Meaning do you have a reentry permit with existing permission of stay.

You mention "extended stay"

How long.

A TM30 will not be simple in the circumstances you outline.

Go to CW and fill out the TM30 paper. Done.

In case Imm o visa plus multiple entry stamp you might not need it.

Or pay 800 Baht penalty when you go for the 90 days report and they ask you for an updated TM 30.

No big thing.

If you have a current lease and proof of utility bill payment you may be able to do it as per this thread.

Landlord/owner dying and delay in transfer to new owner leaves you in limbo. Not sure how you can file other than as described.

Clearly you have never done a TM30 at immigration.

The OP does not just "fill out the TM30 paper. Done"

Nup.

People have said you can just stay in a hotel for one night every 90 days and they do a TM30.

Do not understand what you mean.

Why would you stay in a hotel one night every 90 days.

Where would you live the other 89 days

Nothing unless you have to do something at immigration.

Thanks Ubonjoe.

I am going for my 12th retirement extension before this months end. I've done numerous extensions and 90 day reports over the years and never a problem. Should I expect one, and if so what should I expect ???

TIA

Since you are on a long stay extension of stay you you don't need to worry about it unless you change your address.

I registered myself using the website.  I chose the option "possessor" to describe myself.

This was scrutinised when last I visited Chaeng Wattana, but was ultimately deemed by the boss to be OK.

Sorry for delay DrJack54, I struggling with forum quote functionality.

Last year I went on a holiday in Europe and I asked do I have to do the TM30 reporting when I come back and the immigration office answered, yes you have to come for your address and we give you a new 90 days form....so no problem..

I did by showing them a copy of my Condo -deed. One copy:). No big thing. Same day I made my 90 day reporting. 30 min. Done.

As an owner of a Condo you subscribe yourself as a landlord, you expert you:).

Clearly you never had a property in Thailand:).

I paid the 800 Baht fine :).

Seems that you own the condo.

The OP does not own the condo he is moving into.

Also the farang owner has recently passed.

Sound like you live in Thailand.

If you went on holiday to Europe and returned with reentry permit to your place of residence then TM30 is not required.

Which immigration office?

I’m not sure Jack. It’s just an emergency measure to have somebody file the form so there is no fine.

It seems like there are landlords around who can’t be bothered, so it’s a cheap easy option to have a hotel do it.

Would that work? I have not tried it.

I live in Thailand yes and that was immigration office in Phetchaburi, Tha Yang. It was no problem, I got only my 90 days receipt and no new address slip, But I did what the told me...and after that the extension of stay was again no problem

It certainly works for the folks obtaining eg 30 day extensions to visa exempt and tourist visa extensions.

Thinking expats living in Thailand on long extensions (12 months) need to have a legit address for 90 reports etc.

Personally I have never done a TM30 as have never changed address.

My first ever 12 month extension 10 yrs back immigration just accepted my lease.

The OP however is moving into new address and staying in Thailand for 10 months.

Not sure how how he will do TM30.
