Q: When a foreigner buys a condo, I understand the blue Tabien Baan (let's denote it by TB) is issued but without their name on it. Does it mean nobody is listed as resident?

 

A: In this situation nobody is listed as resident in the TB for a condominium unless the foreigner has Permanent Residence (of which you would definitely know if you have it). However, the foreigner may be able to be registered in a Yellow TB.

 

Q: If a Thai company owns a property (be it a condo or a house), how is the blue TB handled, and can a Yellow TB be issued to a foreigner in this case?

 

A: The TB is issued with the first page containing the house details completed. Successive pages are empty and no person is listed as living in the property. A Yellow TB may or may not be issued, depending on the judgement of your local District Office.

 

Q: What are the options to get a yellow TB without owning a property?

 

A: A Yellow TB does not belong to any one individual foreigner. Instead it is supplementary to the Blue TB and is normally kept by the house master. It is quite possible to have more than one foreigner listed in a Yellow TB at the same time. A foreigner does not have to own a property to be listed in the Yellow TB, so in terms of options all you have to do is 1. Convince a house master to include you in a yellow TB for their property, and 2. Convince the District Office to add you to this Yellow TB. This may be easier said than done in some provinces.

I heard this term several times but not really clear about it. Who exactly is the "house master"? Is he/she so defined in a blue TB?

The house master is the first person listed in the book after the pages containing the particulars of the building. The house master does not have to be the owner of the building, although in the majority of cases they probably are also the owner.
