Help understanding how to price and list Buriram house
Great info, for land value, go to https://landsmaps.dol.go.th/ and drill down to your house to see gov. appr. price. i think the going land value is around 3-6 times the appraisal price. (but differs widely around prime locations) That site leads to the gov site https://assessprice.treasury.go.th/, that has everything including satellite images. 3x the gov land estimate sounds right and matches similar listings for ordinary moo bans I have seen. In Thailand generally speaking, most houses are sold not via fb/agents ect, but via mouth to mouth people who live near, and willing to pay more, than outsiders. I assumed this for a Thai moo ban and an agent I talked to today said the same. He was a Westerner selling homes part time in Buriram for 20 years. But he also broke the secret code on true house evaluations. When I mentioned a house is worth what someone will pay, he said not exactly. A house is worth what a bank land assessor says it is as that determines what a buyer can borrow. Facepalm, of course. Logically, a bank wants to make the largest loan that will not lose on default. But I need to go the the local bank probably in Phuthasisong. So at least my search for how to determine a reasonable price is done. Thanks everyone. -

Thailand Braces for Influx Post-Myanmar Gang Release Crackdown

This comes after Thailand cut off electricity to pressure the gangs into releasing captives, as revealed by Deputy Prime Minister Phumtham Wechayachai on Wednesday. Reports indicate gangs are beginning to release trapped workers, directing them towards Thailand, although the country cannot accommodate them all. Mr Phumtham made it clear that Thailand will not set up refugee camps and will only accept those whose native countries are willing to repatriate them. The Thai government has bolstered border security in anticipation. On Tuesday, Myanmar informed Thailand about 53 foreigners, including nationals from Bangladesh, Ethiopia, Kenya, and the Philippines, being sent to Tak province due to Myanmar's inability to care for them. Thai officials will conduct thorough assessments, ensuring there is no scam involvement. Should they pass these checks, arrangements will be made for their repatriation within a month. Additionally, there is potential for eased sanctions on services such as internet and electricity to Myanmar if they demonstrate eradication of scam centres. What are your experiences with the new tax laws?????
I'm already coming and going, and for the last two years stayed less than 6 months already, so I have already decided to escape an eventually forced taxation by Thailand. My banks have also been at me the last two years to verify my standing when it comes to where I actually lives, and I had to get verification of my adress in Norway as well. However I plan to create a new bank account, an safety account of something happens in Europe the next decade. A question regarding the dreaded Tax Identification Number saga
Interest earned in Thai bank accounts is automatically taxed at source regardless of whether the account holder has a Thai Tax Identification Number.. How do the authorities assign this regarding TIN? Also, all the information does not make it clear regarding the necessity of a TIN for those of us who are here on 'Retirement' Visas, who are not allowed to work in Thailand and hence have no 'income' other than the interest earned in our Thai bank accounts, and who come from a country with a double taxation agreement such as the UK. Is there anyone out there who can clarify this matter? -
