Thailand has unexpectedly strong tenant rights laws, especially after living in the same unit for so long. A lot of owners don't know that it is almost impossible to evict a rent-paying tenant unless there's an egregious issue.  Any effort to restrict your access to the unit or utilities is a separate criminal offense. A consultation with a Thai real estate attorney is only a couple of thousand baht.  Living in conflict with the owner would suck, but it sounds like it is your decision, not his.

Possible problems with owning are legendary.  All set in your own condo everything is newly renovated and happy as can be... then the new neighbors move in and love to do karaoke, or get into late night yelling fights  or worse.  Other owners quit paying hoa fees and the maintenance deteriorates.  If its a house a mechanic opens a motorcy repair shop next door that is open til late night.  Your neighbors bring in vicious dogs that terrorize you.  The list never ends.

 

Renting for sure also can have a big pile of problems but at least you can pack up and move on if it becomes intolerable.

Your reference are you referring to the Condo management or developer or the condo owner who is renting the unit to you.

If management or developer unless it is their bylaws you have violated otherwise that evictions is the owner of your unit renting. Why would the particular owner of your unit request a new gate especially if they don't reside in the complex. If insurance is covering that should suffice.

There is something missing with your story!

 

You indicated " partially disable " a slip of the brake pedal isn't a common thing that happens all the time.
