Idiotic Room Rate Calculation Pattaya 2024 Style

I've stayed in the same place for years.  

 

If I stay for 1.2 months, for example, they always pro-rata'd the rent, so I paid 1.2x the montly rate. 

 

This time, there's a new guy in charge.   I showed up and they insisted I paid the monthly rate for the full month and the higher daily rate for the remainder.  I protested.  I considered going elsewhere for the last few days, but decided it's a bad time of year for that.

 

I come back to Pattaya soon, for 1.5 months.  

I decided to look for alternative accommodation, for obvious reasons.

Two of the alternative places I spoke to applied the same irrational rent calculation.  It seems their pricing favours longer lets, but only in units of precisely one month duration

 

I was all set to book another place for 1.5 months, but due to their inability to be sensible with room rate calculations, I have booked for a month.  I'll just have to move to somewhere with a sensible daily or weekly rate after that.  

 

If every customer does this, eventually they might see sense.

The daily rate is 43% higher.

 

Continuous occupancy means there are fewer voids and they also clean the rooms less frequently. So they offer a lower monthly rate. These principles are the same if they apply for one month or 1.5 months.

 

From my perspective, the place is competitive if I stay for exactly 1 month, or 2 months.   However, if I'm staying for 1.5 months, it now makes sense to move to somewhere with a sensible daily or weekly rate after a month.

Does the time of year have anything to do with how they calculate their rates? Maybe during high season they think they can fill the place using day rates and in low season they are more inclined to strike a bargain? I'm just thinking out loud, I've never done a long term hotel rental.

I've always been here at roughly the same time of year, so I don't think so.

 

The main change is the person in charge.

It's economy based on capitalism. Whatever the price in Thailand, someone seems willing to pay for it especially during high season.

 

If you can't win, join them. Buy a condo.

I'd have nothing to say if they simply increased prices.  

If the market is strong enough, that makes sense.

What OP describes is the way it works all over the world. Monthly rate cheaper than weekly rate which is cheaper than daily rate. To expect them to just halve the monthly rate for 2 weeks extra is ridiculous

   You were lucky to be getting that rate .

You were getting the discount monthly rate whilst staying weekly .

The cheaper monthly rate is when you stay for a whole month .

Its a bit cheeky expecting the cheap monthly rate when you aren't staying the full month .

   Many places require you to stay for 1 year minimum

Yesterday, for kicks, I decided to check hotels.com to see what kind of rates they were asking for hotels in Central Pattaya.  Mostly, they were all fully booked on that website, but one hotel near walking street supposedly had one room left for two nights.  The charge was something like $14,000 USD per night. 

 

Maybe someone would pay that?

   The most expensive accommodation on hotel.com is 177 000 Baht and that can accommodate 21 people , 21 people can stay there

And you are right. No need to offer a discount rate in high season.

A 45 day stay should have the same or a lower daily rate than a 30 day stay.  If it isn't, that's cheaping out on the software.

The additional week is not a separate stay - its an extension of staying the month.

 

 

 

   The monthly rate is for the whole month .

You pay for one whole month, or pay for one week or pay for a day .

You usually cannot get monthly rates unless you stay for one whole .

   Staying for 6 weeks would be 

1 x month rate

2x weekly rate 

Although the per month rate would probably be cheaper than the 2 x Weekly rate

I couldn't click on your link.  Anyway, as of yesterday when I looked, there was a hotel right off Walking Stree tthat wanted something like $17,000 USD per night for two nights.

   All the rooms there are less than $1000 a night on NYE .

The price that you saw must have been a mistake or something , or a high price happens when a person is in the process of booking the room

That's what I thought at first, but then I thought that just maybe they would find a person who really really wanted a room off Walking Street for New Year's Eve.  I'm sure there are people around who can spend that much money if they want to.

At LK Residence (the one at the 2nd Rd end of Diana), the monthly is 50% of the daily.

Slightly off-topic: there's a massage shop that I've been going to for probably 15 years, on Soi Excite. They used to be on Buakhao.I almost always get a 1 hour foot massage. Once I had a little time to fill, so I asked for 90 minute. The bish said OK, but pay for 120! WTF?
