Rental costs being described as Supply and Demand is a false conclusion. Real estate development is dependent on bank financing, developers can put up very little money is some instances.  And this relates to the issue -- banks WANT to finance high end real estate deals and are encouraged by central banks to make these loans.  The government quietly supports the real estate industry, including many tax breaks, and that pushes money at artificial valuations.  
Markets will remain irrational far longer than investors can remain solvent.  Ask a retail merchant what percentage of sales are going towards rent, the numbers are very high if compared with 20 or even 30 years ago -- and these are percentages of revenue, not absolute numbers.  

The ridiculous thing is: there is no shortage of empty units in Bangkok. Instead of lowering prices to reasonable levels and have full occupancy, most owners stubbornly demand high prices and their units sit empty for months until they luck out with a motivated renter. They don't understand that it's better to get slightly lower rent consistently than have the unit sit empty half the time.

 

 

 

 

Well I guess the rating depends on their criteria.  Sure fancy stuff can get quite expensive.

you know the old thai mentality...Must raise prices to make up for empties.  usually does not work but they seem to keep doing that
