buying a condo, as a foreigner, without FET, possible ?

Did anybody here, ever buy a condo with  a bank confirmation / exchange-confirmation letter  instead of the classic FET ?

 

it supposed to be possible for condos less than 50.000$

 

or just a myth

 

like some money exchanging companies or via lawyers, that can get you an FET without your money even leaving / entering Thailand.

 

AI claims it is done, but illegal or can get you into trouble with the land department and even lose your title ...

 

Sending back 1.000.000 baht to my home country and back to Thailand, would cost about 40.000 baht if done via Deemoney (out) and Wise (in) via their SWIFT , to get an FET

I'm sure there are shady agents who will do it for you, better to do it the correct way

Most banks issue letters rather than an FET nowadays, But the money still needs to come from abroad. It used to be the case that some banks could arrange a letter/FET by sending funds to one of their international branches. 

Technically, you can use a record of any money that you have brought into Thailand, to produce an FET.

I purchased a Condo years later, using the record of the 800k I originally bought in for a retire visa. If your local branch wont create an fet from old deposits, go and see the main branch in your area.

interest on savings from over a decade... at one point in time, banks gave 3.5% gross, long long ago

My money is already Thailand, saved up over 20 years that I've lived here (first with work permit then on retirement extensions); can I buy a condo without FET or other proof that the money came from abroad?

Oh, and I already own a condo, but in my memory, the FET was not needed... too many years ago to be sure!

Thanks if anyone can help me on this one. I want to prepared for the transfer day at the Land Office.

Do you know who to contact in bank to arrange FET this way? I heard Kasikorn bank can send funds to international branch but I know just 1 agency who has connections there

I suppose you would just ask at the front counter for the person that does the FETs.

You could start by opening a foreign currency deposit account. I keep my funds in $AU in a BKK bank foreign currency account, and transfer/exchange it to a baht account as needed, this transaction is a foreign exchange, so in theory should be able to generate an FET.

You can move/exchange baht into the foreign currency account. I sold a car and put the baht into $AU (this acct is also my money to show immigration for visa).

If nothing else, the money will already be in a foriegn currency if you do need to send it out/in.

money exchange boots may help against a fee of 1% to produce a FET
