Have a look at fairproperties.com, they have a lot of condo's for rent. I used to stay at view talay in Jomtiem they have everything you are looking for. You should get 1 in your price bracket.

You could also try thaipropertyandland.com or give James a ring on 038421725 he usualy has a good selection and if not can search the market to match your needs.

Rather than paying over the odds to a property agent just get

on your bike and travel arount the area between Sio Buakew and

Third road, including far south end where third road turns and heads toward Bali Hai pier.

So many brand new low cost apartments in this area.

i would say go to VT 1 or VT 2

have a look at thier notice boards on the ground floors!

Good idea to look about, so much construction going on you don't want to end up next door to one, also see empty plot next door may soon be not so empty.
