Bangkok rezoned into 12 districts

BANGKOK: -- Bangkok Governor Apirak Kosayodhin has rezoned the capital in a bid to provide a stronger framework for municipal development.

The rezoning has taken effect since last Friday, according to the governor.

There are 12 zones, double the number that was originally planned, with a host of revised names and new classifications for better understanding.

The first zone, BKK1, refers to the Rattanakosin old city and has been appointed a conservation sector, as has BKK5. BKK10 has been designed to accommodate the new Suvarnabhumi International Airport. Zones BKK9 and BKK11 will become agricultural and suburban residential sectors.

BKK 7 and BKK8 are to be used as centres for urban expansion in the city's northeast and southeast parts of the city, respectively, while the remaining sectors are mostly for business and economic development.

They break down as follows: BKK2 (business sector), BKK3 (new economic sector), BKK4 (riverside economic sector), BKK6 (re-employment new economic sector) and BKK12 (agricultural, industrial and eco-tourism sector).

The town office is responsible for the rezoning, which will be supervised by deputy Bangkok governors, executives and bureaucrats and deputy city clerks.

It has listed the following districts within the 12 zones:

BKK1: Phra Nakhon, Pom Prap, Samphanthawong and Dusit;

BKK2: Pathum Wan, Sathon, Bang Rak and Watthana;

BKK3: Chatuchak, Bang Sue, Phya Thai, Din Daeng, Huai Khwang and Ratchathewi;

BKK4: Chao Phya riverside districts comprising Klong Toei, Bang Kho Laem, Yan Nawa, Phra Khanong and Bang Na;

BKK5: Thon Buri, Bangkok Yai, Klong San, Bangkok Noi and Bang Phlat;

BKK6: Phasi Charoen, Chom Thong and Rat Burana;

BKK7: Bang Khen, Lak Si, Don Muang, Sai Mai, and Lat Phrao;

BKK8: Bang Kapi, Khan Na Yow, Wang Thong Lang, Bueng Kum, Saphan Sung and Suan Luang;

BKK9: Klong Sam Wa and Nong Chok;

BKK10: Lat Krabang, Min Buri and Prawet;

BKK11: Thawee Watthana, Taling Chan, Bang Khae and Nong Khaem; and

BKK12: Bang Khunthien, Bang Bon and Thung Khru.

This should be a big deal to anyone who owns, or plans to own, any land or buildings in Bangkok. The initial zoning laws were announced in an article in a special section of the Bangkok Post on 10 Nov 2003 and said that the zones would go into effect in July 2004. They are only 3 months late.

The zoning laws , which apparently are the first zoning regs in Bangkok, are badly needed . My wife's childhood home in Bangrak was endangered when someone built a paint factory , right in the middle of an overwhelmingly residential area, a door or two down from her house. Who hasn't heard some similar story from someone they know ?

Of course the new zoning laws bring up many issues, such as:

A. How will they restrict building in BKK going forward ?

B. Will there be a major impact on the relative cost of buying or renting apartments, condos, buildings, or houses?

C. Will the Govt. really stand behind and enforce the regulations ?

D. Can one jump in and get some good deals right now, before the full implication of the new laws and their impact on real estate value and prices become apparent to all?

E. Is there an analysis available of the expected impact of these regulations?

Whats the idea of Bangkok nicking our new airport? eh..Bit of gerry mandering going on here mean thinks. :o

Could be worse - I now live in an Agricultural sector.

Does that mean I have to start growing rice in the garden? :o
