A town house offers more privacy than a condo. You have no one above you and only neighbors to each side.

Of course if you hate climbing stairs then a condo is the way to go with the convenience of an elevator.

If you don't like noises, avoid places that cater to students or young families.

Wait a minute. A townhouse in Thailand is not what we expect a Townhouse to be in farangland. A townhouse in farangland means two stories, that is not necessarily true in Thailand.

In most cases a Thai "townhouse " means you share two walls with your neighbors and in most cases that is not a very thick or soundproof wall.

I had to move out of a "townhouse" because the neighbor on one side pounded the days food at 7 AM every morning and the neighbor on the other side's baby started wailing at about the same time everyday.

So before you commit to either make sure you can live with the noise, since Thais appear to be impervious to it.

If the price is about the same, would you rather rent townhouse with more square meter in suburb,or rent a small condo in city?

townhouse by the busy road might be noisy because of the traffic and the neighbouring shops/businesses, but in the residential area should be peaceful. Idealy is the detached house on the small soi, where there is no passing through traffic. In the suburbs you would need at least motorbike, if not a car, as there is a little public transport and taxis on a regular basis are expensive.

if you have a family and pets a small condo in the city might be constricting, as there are not that many open spaces and parks to walk

You can have a single story house you know

Condo living can be noisy too you know.

I think the world is your oyster here - If you rent, it is what ever you want (within budget)! By the sea, suburb, city any structure really. Just check it out first!
