Can this happen here....?
I had a regular pinay girl age 28 in Malaysia.She was gorgeous and wery nice.and a tiger in bed The different i find out is that pinays r much better keep what they promise compared to Thais If she said I come to meet u 9 oclock etc she allways on time.Thais can say 9 oclock and they shove up at midnight.Anyway their the same as thais allways talking about money.Im divorced my exwife from Thailand 8 years ago and will never ever get married again.I love my freedom to do whatever i want to do -

Well - good for Thailand. The difference between Thailand and Western countries is that the Thai government doesn't shove LGBT+ down the throats of its citizens at the end of a gun. Many countries in Europe do. Thailand as a nation really are just accepting of their gay community. So am I. I've no problem with the LGBT+ community as long as it's a choice as opposed to an indoctrination and as long as the LGBT+ respect those of us who are straight and happy to be heterosexual. So far in Thailand - so good. Everyone is happy expect perhaps some of the Christian types who really do think that LGBT+ folks are da*med to Hell and have zero tolerance. My own view? Live and let live. -

Mortgage free in order to sell a property??...my Thai family say yes...
Just tell them no, that's not the way it works - and you know how it works now. Any mortgage company will have an outstanding settlement balance that requires paying before they remove their lien from the deed, this is paid by the purchaser. When making any purchase I've only bought from 'the wealthy' so it's normally very straightforward, they own the land outright, no mortgage and have done so for decades so you simply pop along to the bank and get a bank draft / cashiers check for the right amount then stick it in the wifes name. This is so simple compared to the west where they want to know where the money came from through lawyers - here money really does talk and they don't seem to care at all. If there's someone who has a lien that needs to be satisfied then get a full completion amount in Baht that needs paying in order for them to remove the lien from the chanote - doesn't matter who they are - bank, friend, whoever - so long as they will remove it for the known fee - you can then get the check to make the payment. So when there's a mortgage with equity in it you get 2 bank drafts/cashiers checks, one for the bank or whoever owns the lien on the property and one for the remaining part of the selling price and that's how it's done - the bank will send someone to the land office to collect payment as mentioned by a few others and remove the lien on the chanote - then it can be sold to a new buyer. If you think they're lying then get the chanote and it should be printed on the back of it - will all be in Thai but there's a handy app called 'Google Lens' which can translate anything in real time...... If they owe more than it's selling for which is quite possible then that's an entirely different situation. -

Sending abroad a lump sum of USD from FCD account
Old thread, but here goes: I can confirm that it has to be done in person at a branch before 3pm on a work day. I sent just short of €10k from a Euro FCD account to Europe from K-Bank recently and it cost app. 4000THB in fees. To add to the hoops to jump through, any money sent abroad (outside of Thailand) needs to be accompanied by proof of origin, i.e. work permit, salary stubs, letter from company in case of an employee, tax returns in case of a company. You also need a long-stay visa or a pink card.
