Way too high IMO. I had something similar in Ekamai/Thong Lor for 22,000.

I guess there's plenty of falangs too willing to just pay the (inflated) falang price,perpetuating the cycle of overpriced rents.

Yep, that is way too high. That area/that size should be in the 23-25,000 mark.
