Missawan Tower

My wife has many friends in this condo in Prakanong

One of her friends is offering her a 35sq meter condo 600,000 baht as she wants a quick sale

Were gonna buy a pad in BK some years ago at Vista Gardens, but it never got finished and we got our money back.

We dont need to be there very often, but I have checked all the internet sites for BK condos and can find nothing near this price so close to Sukhumvit.

Any thoughts?

My Wife has 3 or 4 friends that live there as she used to have a beauty salon at the top of the same soi. We would leave nothing of value there. Condos rent out at about 4,000 B per month for that size.

The area is OK, not plush by any means, its Prakanong not Thong Lo, as you know there is a big difference between the two roads.

It's a motorbike hop to the Skytrain, but walking distance to Tesco Lotus.

When we were looking before we saw a condo built in the same soi with prices staring at 3.5m.

Its not a flash pad by any means ...but as a place to crash that should not loose money it sounds like a good deal, also has aircon and a balcony.

Redevelopment is occurring in Prakhanong with Class C projects (similar to LPN Lumpini class), which are 2 classes better than Nirun class that are selling for Bt11-12k /sqm.

Take the train to BTS Prakhanong station. Just a few hundred metres are 3 projects, two completed - Life 65 at Soi 65 and Sukhumvit Plus at the junction between Rama 4 and Sukhumvit.

The Wyre at the junction to Sukhumvit 71 is being launched. This was previously a kratak moo joint.

If these projects are still considered pricey, 2nd hand units at Waterford Rama 4 are being sold around Bt33-35k/sqm. Smallest is a 1-br unit of 45sqm.
