Getting A Loan On A Nealy New House

Featured Replies

My Thai wife owns a house with a plot of land which is free of any mortgage and it is only 5 years old and as new. What is the best way to do if we ( she ) want to get a loan with this house as security. We are talking about an amount of approximately 6000 US$ for max 2 years.

Any advise is welcome

You would need to find a bank willing to appraise the property and then set terms for a load. You did not state how your wife intends to repay the mortgage. Does she have any documented income?

She just started a company with income already so there is proof of good income ( just started but now already 2500 US$ a month and will soon double where she makes 50-60% net profit )

Then why does she need to borrow 6000 US$ for a maximum of 2 years?

Because of the need for money to invest of course, profit will come later.

Thailand is not Europe and certainly not the US with the highly available loans.

If the 6000$ is a low percentage of the house value it might work, but banks are still interested in making money on a loan, so the 2 years and only recent income are not in her favour.

If she really needs it, 10% a month and chanot land title as security and you have a deal. :)

Never borrow or lend to a Thai, it will end in tears, and you will lose your property

If It's such a good deal the OP should lend the 6000 $US to his wife.

The house has a sales value of about 1.5 million Baht and as collateral there is also a brand new Toyota 4 wheel drive van; so she can give some form of guarantee to whoever wants to help.

For sure, here is something more to this than shown, I smell....

Furthermore I find the "remark" about loaning out money, being

a generally well known one...

You may smell, the people where we will go will see and decide and that is the most important.
