5 years ago land prices in some areas of BKK passed 400million/rai, actually 1million/talangwah. as I recall UK embassy was sold to Central group for that price. Now its more expensive.

Naebkehardt Hua Hin is 40 million/rai if 200 meters from beach, and like 100million/rai beachfront
