A House With A Private Pool Close To Patong At 30,000 Baht/Month?

Hello all,

We are couple of 30+ guys which plan to rent a house in Phuket for a minimum of 1 year.

I would REALLY appreciate if you can give us some tips on which area to focus on based on our needs so we can save time and money.

We are looking for a 3br house with private pool.

We would love it would be walking distance to a beach which is suitable for swimming... but obviously we don't expect to find one.

Our budget is up to 30,000 Baht/Month.

It must be close to Patong as we plan to spend couple of nights a week there and we don't want to drive for an hour..

Is our budget realistic?

By the way, is there an alternative to Patong (good beach, great nightlife) which is more affordable? would love to get some info on that as well.

You will be able to get a 3 BR townhouse with communal pool in Patong for your quid, but not self-standing or with private pool. If a private pool is essential to you, in a self-standing house, you will need to either up your commitment considerably or look over the hill to Kathu.

I do not think they would get what they want for 30K in Kathu

They would have to look in the north of they island and need

a water bag and camel to visit Patong

You're right Peter, i'm in Kathu and have a good understanding of rental properties in the area, communal pool yes private with 3 bed detatched highly unlikely and the pool would be a dip pool only....

Yeah, well that would mean that one would have to live in Pattaya.

Couldn't give me a mansion rent free to live there.

Come and then see what's around... Cheaper and easy to do

We will, we just want to get a better understanding before we arrive to Phuket (the comments here will save us ALOT of time)

And even if I go there, there are things I might will find out only after I move in.. so I prefer to get the tips from people who already live and know the place.

If you have found houses on the Internet in your price range for what you want

go for it as i have never seen one, your pool may end up being the size of a spa

go for it as i have never seen one, your pool may end up being the size of a spa

Spot on.

Another agent trick is to advertise cheap pool villas but when you come to look at it,, its "Sorry. That was just rented but I have others around the 60k mark"

Good luck but I wouldn't even contact an agent if they said 3 bedrooms with pool for 30k, just not realistic unless its in the middle of nowhere or a dump with a Otto bin as a plunge pool.

Chalong and Rawai beaches are not really ideal for swimming.

However if you get a place in Rawai, Nai Harn beach is 5 ish minutes away on a motorbike.

Night life in Rawai / Chalong is fun, but only about a third of the fun you would find in Patong.

Same goes for Kata / Karon. Possibly a bit funnier in Kata / Karon.

Although there is Laguna and Icon night clubs in Rawai. Full of people any given day of the week and good fun.

In my honest opinion, I would go for Rawai, Nai Harn or Chalong area.

I prefer not being asked every 2 meters for a Tuktuk or a tshirt or a dvd or whetever else they sell many places in Patong.

Food and beer etc at restaurants are ( a lot ) cheaper than on the western side of the island ( Kata / Karon / Patong / Kamela / Surin )

My favorite restaurant in Chalong, the first one on the left hand side in the bar street ( Anchor ) thai food is 100 baht/ meal ( big size ) and as example, a wienerschnitzel also big size sets you back 220 baht / meal.

Usually a beer in Chalong / Rawai would set you back around 50 baht in happy hour and 60/70 baht depending on brand non happy hour.

I would guestimate at least double that in Patong.

So that could add up over the duration of a year and possibly allow for a bigger house ;-p

Lets estimate you and your mate drink 100 beers in bars / restaurants per month. That would be 6000 in Rawai / Chalong and 12000 in Patong.

So we have just found 6000 baht in your budget to go towards rent :-)

Driving from Chalong or Rawai to Patong would take you around 25-30 minutes going at a decent non dangerous pace.

Driving from Chalong to say Nai Harn beach would take approx 10-15 minutes by motorbike depending on location in Chalong.

Driving from Chalong to Kata beach would also take approx 10- 15 minutes by motorbike depending on location in Chalong.

Shopping is actually ideal in Chalong.

Villa Supermarket sells so many western groceries, that you wont be missing anything from where ever you are from.

If you fancy cheaper shopping, there is a Tesco Lotus as well located in Chalong.

Bigger shopping malls like Central Festival ( also have a cinema ) and BigC and the big Tesco Lotus are all located approx 15 minutes from Chalong.

Driving from Rawai to Villa Supermarket approx 10 minutes.

Driving from Rawai to Central Festival approx 20-25 minutes depending on location in Rawai.

b140 is a house in Rawai with 3 bedrooms and a private 4x5 meters pool going for 33000 / month.

Finding the owner yourself would most likely get the price down to 30000 / month.

Edit: I live in Chalong and work in Rawai. I have been living here for 6 years.

Google maps just updated ( launched ) streetview for Phuket - so you can actually study neighbourhoods from the comfort of your home computer :-)

Regarding taxi prices.

Dont expect them to be cheap.

Google tuk tuk mafia for an idea about how the abysmal taxi service is run on the island.

Sardine cans at the most expensive rate per meter of ground travelled.

Maybe my avatar could give you a clue.

So I would suggest asking around once you get here.

There is surely a black market taxi service available nearby where ever you choose to live.

Another thing to google...

And if you become a regular customer, they are usually more than willing to discount the rates.

But honestly. I will not suport any of the taxi services on the island with any of my own money.

I simply refuse to be ripped off by a gang of hooligans in a sardine can.

Renting cars / motor bikes is my answer to the whole taxi service here.

Should you choose to go to patong on a night out, there are plenty of cheap hotel rooms available.

So rent a room, sleep it off, then drive home the following day yourself.

Its still cheaper to rent a hotel room, than it is to hire a sardine can at 3 am...

Very small pool mate, more like a big spa

You would not want to dive into it you would break your neck when you hit the opposite wall

I actually rented that house in Rawai (B140) when I first arrived on Phuket. The gardens are very colourful and the pool is quite nice for a soak and spa, but you couldn't swim laps in it. It's a good place for BBQs (second kitchen out back).

On the down side it was very hot inside and the furniture extremely uncomfortable. Also had many mossies.

The OP can rent a two bedroom house with roof garden at Beverly Hills (Patong) for around 35k month, the pool is a decent size but is shared with ten other houses and ten condo units, having said that few people use the pool. Note: beverly Hills is just off Nanai Road at the North end and up the hill on Soi 9, excellent views of the bay to be had.

I wouldn't stay in there if you paid me, it's already nearly fell down once and there is a huge crack across the swimming pool and terrace that's probably been covered up. Was a great project before the landslide.....buyer/ renter beware!!!!

Rubbish, I lived there for four years including during the landslip, the place is perfectly safe and is a great location. The engineering/building works that went into repairing the damage after the landslide were impressive.

True it's not truly impressive when compared to other villa complexes in Phuket, but for 30k a month, a two bed/2 bath house with a sea view, pool, garden and four minutes from the centre of Patong, what more can anyone really expect! One could always go one hundred yards further up soi 9 but the prices double, alternatively one could go on to Nanai itself, with all that entails, for only 10k month.

Great views and location. Although many of the units are showing their age and need upgrading.

The biggest problem for me was the black grime that floated up from Patong and settled on everything outside on the balcony. I had a persistant cough and worried what my lungs were ingesting.

The biggest problem for me was the black grime that floated up from Patong and settled on everything outside on the balcony. I had a persistant cough and worried what my lungs were ingesting.

Yes we had a similar problem, the black grime you describe was in fact caused by the high humdity levels and is some sort of fungal growth, we used to get it continuously on the floor of the roof garden, if left untreated for long periods moss starts to grow. The answer was to hose it down with a chlorine based rinse every six months.

Yes we had a similar problem, the black grime you describe was in fact caused by the high humdity levels and is some sort of fungal growth, we used to get it continuously on the floor of the roof garden, if left untreated for long periods moss starts to grow. The answer was to hose it down with a chlorine based rinse every six months.

Someone else suggested it was caused by residue from motorbike tyres. We could wash the balcony one day and it would be back the next.

What were you paying for electricity there, when i looked at the place

they quoted 7 baht a unit which was twice the price i paid with my own

govt meter
