Not sure where or what a 'abac huamark' is but there is a very good apartment complex in Din Daeng, 5 minutes walk to Fortune Town, Tesco and the new underground rail. 5000 baht, fulfills all requirements accept fridge. PM me if you want more detail. I lived there for 2 years.
