Looking for a House with "large garden" to buy in pattaya;

Distance might be 3-7 km from central pattaya.. no problem.

The price i can pay is around: 1.500.000 baht ( if spick-and-span might pay a bit more)

Define "large"

A small house with some garden can be had for 1.5M in the Pattaya area, depending on your expectations.

For that price, you will only find houses in a run down village, or a very tiny house with a very tiny garden. For a million more, you might find something decent, but then that depends on your standards.

I'd be very surprised if you find anything like that for the price you mentioned.

I guess the various noticeboards around town, Friendship, Foodland etc - expect any such ads wuld be written in Thai so if you can't you'd need to bring someone who can. Eventually drive around in the areas outside the city limits and see if you fall over any plots with a for rent sign.

Drive around and look everywhere is the best idea.

How many square meters is a large garden? You need to be more precise. Driving around is the best option, or registering with a few estate agents. Also ask everyone that you meet, search forums, search internet. You need to put in the work if you want to find what you're looking for.

Since the price for land even 5km out of city limits would be a minimum of 10-15k baht a talang wah, you are looking at 1.5 million for 100 talang wah which isn't large but adequate. So you would still need another 800k for a small house.

Around 500 m2 land ( garden) might be enough for me with a little house inside.

what if i buy a land to my Thai girlfriends name and she lease me the land

for 50 years on the paper legal by a lawyer in the same day we buy it ?

by the way its easy to buy a house in pattaya but extremely hard to sell back.
