Our new house, budget from contractor in thai.

Hi guys,
Im looking for some feedback on this budget for building a 2-storey house I'm going to build for the wife and me in Thailand.
A few points are confusing me. for example, why are we paying so much for mai beb? this is the wood used to support the concrete under construction. also,
Also, it would be great to get feedback on the other points. if needed I can also put up a picture of some pages of the floorplan. its a big house, 250 sqm inside and a 150sqm porch with 28 sao kem.

Hi, I unfortunately can not read Thai. The estimate that we have received for our 240M2 house near Chumphon is 2.7M. This house has no timber because of White Ants (termites), it is 4 bedroom with 140mm block walls and a tin (colourbond roof). My plans were drawn up and costed in Hua Hin.

There are a couple of other falang forums that specialise in house-builds, full of good advice. Don't suppose I'm allowed to name them on TV though eh?

looks like double the going rate.

im thinking special foreigner price.

try another builder.

2m5 tops plus land.

i paid about 1m2 for 145m2 two story, 3 shower, 3 bed 4 months ago near cm.

all fittings inc grass meters and transfer but excluding shower heaters.

concrete house, steel frame roof, concrete tiles, floor tiles down, laminate up.

about 11k per tw for land.

Base two storey construction approx 9,500 per sqm. Special requirements such as kitchen, better tiling add accordingly. You have 400 sqm so dosnt seem that bad a quote. The days of building a house for a few hundred thousand are gone. Minimum wage its hard to get anyone to work for less than 350 a day and of course rebar and cement have shot up with inlation. My build last year went way over budget due to salary increases etc from when I did my previous one a few years befor.

My build last year went way over budget due to salary increases etc from when I did my previous one a few years befor.

My builder employs nearly all Burmese, they are paid 150bht/day.

Thanks for the help, guys! We are torn. it definitely seems too expensive, but we are not looking forward to a new round with builders. It would be great to get a quote from someone else. tonight I looked around to find one, and found some websites for companies that might be able to give me another offer (alanthebuilder, thailandbuilders etc). at least getting another quote would give me something to compare against.

never mind the cost, how are the payments structured., lets assume an average of ten month build, the most I would pay upfront would be 500k with the rest made retrospectively, the last payment made after I had been in the house for at least a month, to give time to find all the faults.

Dont know the spec of the house, windows/doors, UPVC, wood or aluminium?

Floor tiles, granite marble or cheap cotto tiles?

Does this include a fitted kitchen?

Does it include a/c units, water heaters, mozzy screens, security bars?

Does it include insulation?

Do your homework and dont be rushed into anything.

You realise they quote for total covered space, not just the interior space? So your 250 sq m house plus 150 sq m porch plus eaves plus your sao kem (plus carport?) comes to ... 480 sq m or so? At approx B10,000 per sq m base price I'd be expecting quotes not much under 5 million. Then add on for extras like kitchen and nice tiles, as people have mentioned.

I had a big house planned, and I think it was Alan the Builder who set me straight. Back at the drawing board now! :-D

who planned the layout? you or an architect?

You get what you pay for in this world. A company employing illegal workers and paying an illegal wage would raise concerns with me, what else is he cutting corners on...cheap cement, cheap electrics to name a few.

Just started a shed....kinda flash shed.....but 110k for labour only and I am buying all materials myself directly.

Shed is circa 80sqm

We built a 450sqm house in Bkk a couple years ago for circa 6mil...proper flash.

I may have missed it, but what is the price for the formwork ?

most of these Burmese workers are not illegal. fact is that workpermits citizen of Myanmar, Laos and Cambodia can be easily achieved (valid for two years as opposed to a Farang WP which has only a validity of one year).
