Good real estate agent for rental house in CM

Can anyone recommend a good place/shop/website as in Real Estate agency to find us a house to rent in Chiang Mai ?

We have been renting a condo in the city but want to move into a house preferably between Chiang Mai and Saraphi. Probably for a year or until our house is built.

TBH there are no real estate agents that I'd recommend. They all want their pound of flesh and are (or hire) good talkers. Add on to that the fact they encourage owners to hike the price, leaving the house empty for longer than it might be. IMO forget about agents unless you're a hard bargainer, do your own leg work and drive around the moo bahns, don't be afraid to ask people there if they know anyone with a house to rent? Look at the classifieds. There are lots of FB pages in CM with people advertising houses, City Life Classifieds, CCC Newsletter. Much will depend on yoyr budget and level of mobility I suppose.

Maybe someone here will know of one or have one to rent and pm you.....it happens often.

Not sure why an agent would encourage an owner to hike the price and keep it empty as the agent only earns if the property is rented, so the converse ought to be the case, surely.

I have had good experience with Simon Bradshaw at Perfect Homes and Stig Vinck at Buyinchiangmai who does rentals despite the name. You can contact both via their websites or just check out the sites and see what you think.

It's as big a mistake to assume that all agents are rogues as to think that none of them are!! Their job is to bring buyer and seller (or owner and renter) together on reasonable terms to secure a deal-but often the owners have quite unrealistic views about what their property is worth, which frustrates everyone.

Some of the web sites of agents deserve special prizes. (i.e. wooden spoons) for poor design and functionality.

You look for a place to rent, and you get page after page of houses already rented out.

You specify a top price, and you get everything but that price.

Chiang MaiHouse were very professional when I dealt with them last year.

I think ChiangMaiHouse was the company I used. (If they're in a building at the end of a soi with a cafe a few doors up....Got some fish outside as far as I remember.)

ChiangMaiHouse is next to the YMCA, around the corner from Huay Keow Rd.

These places are asking between 10-15,000 for a two bedroom........ridiculous!!

Do your own leg work and you'll get one for far, far less.

A couple of follow ups if I may. [i'm anxious not only to look for a suitable house but also a live-in maid].

The one I used found me a 4-bedroom for 13k. They're not all bad.
