I know lots of people have bad experiences with Property Management Companies and i am trying to find out what the most common is. I understand that the biggest issue is lack of transparency? I am moving into this business and want to get it right. Any advise is greatly appreciated

From the renters point of view, do not represent owners with no cash flow and/or bad business sense. I was transferred to Phuket in high season and settled for an ok place at 60,000.BHT/month not knowing any better. At the end of the six month lease I told the owner I would extend for another six months if they upgraded the refrigerator and fixed some leaks. The owner refused so I walked to a better place for half the rent. The place I left is still vacant a year later.

Listen to the needs of the owners and clients, I think that's half the battle,they don't listen...

Work for the leaser. There are potentially far more lessees than there are leasers.

Don't forget you can't serve two masters.

Right now we have been doing really well. I understand how important it is to care about the owners and the renters having been a renter for many years. If the owner is not realistic from the beginning then there is no point starting. What i find important it to care for the property as if it was your own.
