We are thinking of putting a combined toilet /kitchen and store room in the garden, could someone tell me what we should budget per sq m? Also if the housing situation does not change and we have to lease not buy, how much is it to lease land in Thailand(not beachfront)? Should we also deduct the cost of the land from the sale? any ideas gratefully received.

I should think that if you want to do it cheaply...minimal foundation of recycled broken blocks and concrete, bamboo structure, grass roof, cheapest squat toilet, packed dirt floor, etc. that you should be able to build it for about 500 baht per square metre.

Interesting suggestions but could someone give me an idea of cost on slightly higher spec build?

One of us is a bit slow on the uptake!!!

What did you have in mind for your project? The shaw of wherever has a bathroom that cost one million dollars and has solid gold everything.....is that what you want.....this is not a stupid question...what it costs depends on what you want....this is especially important for the kitchen building because they quite often (at least in my neighborhood) are at the low end of the quality spectrum....which is what my first post addressed.

:o No Chownah neither slow nor a guessing game just a simple request for help which seems to be irritating you for some reason! We are looking to use block and render with a tiled roof, western toilet and a Thai kitchen with gas rings , hot plate/ bbq ,sink and space for a fridge. As i am not a builder I cannot give more info hope this is enough. Does anyone have any ideas about lease costs etc. Thanks again in advance.

Well... Moose, there is the location factor as well. I live in the Isaan, costs there are a lot cheaper than in Bangkok and Pattaya. In the Isaan, I could have something like that built for about 30,000 baht to the builder. Then the cost of the materials. A cheap stove/oven around 7,000 to 10,000 baht. Tiles, that depends on your taste. Toilet, that will depend on where you buy it and whether it's brand name, knock off, porceline or plastic. Tiled roof, fiberglass? 4 foot lengths or cut to size in long panels. It's not as easy to throw together an estimate as you might think. It's not that we don't want to be helpful, it's that there are too many details that you would have to provide. Personally, I'd say less than 100,000 baht. That's just a guess and that should include everything that you're looking for... Good luck!
